A quick note on my experience this week in extending my non-O visa for retirement at Samut Prakan immigration to warn others who may not be aware of a new regulation. On my initial visit with all the documents I have used without problems in the past, I was informed that I needed to show an up-to-date rental agreement in addition to the TM30. This, I was told, was a new and recently introduced regulation. Duly went back with an updated rental agreement and my visa was extended. I don’t know whether this rule is only for extension of visas for retirement or whether it is needed for all visa extensions but any readers of this thread who use the Samut Prakan immigration office should be aware that they could be asked for their lease/rental agreement.

That's why we say it is always best to ask your local Thai Immigration office what is their requirements for the One year extension of stay as retired before you go to the office to get the extension.
