Sorry if this has been answered before I’ve been coming in on a METV for about 4 years, however on my next trip in Jan 27 I intend to apply for the 90 day non 0 with a view to the one year extension. I already have a Thai bank account and intend depositing the 800k around Oct 26 so that it seasons by the time I arrive.

I just need to confirm what my renewal day would be if I applied as soon as I arrive in January. Does the the one year extension start at the end of the 90 day visa therefore my renewal date would be March or does it start from the date of application making my renewal January.

TLDR : Answer Summary
When you enter Thailand on a 90-day Non-O visa, you must apply for an extension 30 to 45 days before your visa expires. The one-year extension will start from the date your 90-day entry stamp expires, not from the date of your application. Therefore, if you arrive on January 27 and apply for the extension towards the end of your 90 days, your renewal date will be around the end of April.

When you enter on that non O, you get a stamp with a date you have to leave (90 days later). From 30 days (some imm. offices 45 days) before that date you can apply for the year extension. The starting date of that extension will be the date on that entry stamp. This date you have to take in account, because that date is the date y'r year extension is expired 1 year later as also every following year extension will be. Good luck ! 🙏

You apply towards the end of your initial 90 days. I applied for my extension 2 weeks before the end of the 90 days.

You can't apply for the 12 months extension of stay until you are down to the last 30-45 days of the 90 you get stamped in for depending on where you apply. But in any case the 12 months will always run from the date your 90 day entry stamp expires
