I have deposit funds and landlord ready for a one year contract ready. I'm +60yo.
Im intending to apply online for the Non O visa before I travel to Thailand in mid July.
My questions are:
How do I provide proof of current address when I apply for the Non O.
Can I use my MDAC? Should the family im living with write something?
How soon before I travel should I fill in the application for the Non O?

Did you not get a stamp in your passport when you entered Malaysia? That's proof that you are in Malaysia.
A non-O visa is valid for 90 days. You can apply any time within 90 days of your intended arrival date to Thailand.
The Thai embassies in Malaysia are not known to be easy. They are very strict, often request additional documents multiple times, and application processing more than 1 month is not uncommon.
I got a 90 day stamp but that doesn't prove my local address. I'm assuming I have to provide 'proof' of my local address during the application. Perhaps I can just fill in the address then... thanks for the info on possible application times.
