Should I apply for a retirement visa to Thailand in the UK or during my 60-day visit?

I want to retire there, is it best to apply in UK before I go or can I do it easy from out there while on the 60 day visit ? Thanks

different immigration offices have different requirements. Pattaya funds need to be in account 2 months before you apply and min of 50% kept there all of the time

the rule is 800k two months before application and three months after. Then the balance can drop to 400k for 5 months before needing to be back to 800k two months prior to the next application.

Many who can afford to just have a separate account for the 800k and don’t touch it.

You don't have to work. There are options for the DTV which Inc medical treatment or cultural activity.

Non OA is a different ball game. Many use it as an entry scheme as it doesn’t require funds in Thailand and on entry you get a 365 day stamp. If used wisely it can be a great option for two years as long as you have the insurance and bounce just before it expires.

The second year isn’t multiple entry but you can buy a multiple entry re-entry permit for 3,800 baht.

The problem for some is that to extend you need insurance. That can be difficult for those over 70.

You need get non O visa from uk ( Thai embassy ) quite easy. Then when you get to Thai you can open bank account with that. Then apply for 12 month extension ( and again each 12 months ). I had to get a letter from immigration as well ( quite easy take 4 photos with you ). When you here if you want easy way to get 12 not n extension try thaivisacentre.com on bk they are brilliant.

If you get the non o retirement in the UK, you don't need insurance or a criminal check. It should be fairly straightforward, although my recollection is that the system is a bit clunky when uploading the evidence (it might have improved)just be patient and keep trying.

Once you get the visa, come to Thailand, make sure immigration stamp you in using the non o visa.

Open a bank account in the first few days and deposit the 800,000. Make sure when you transfer the money it shows as an international transfer (if using Wise, I think you use the option to purchase a property ').

Go to your local immigration office and ask for their requirements for a 12 month extension of stay based on retirement.

Get a 6 month lease property with a contract that contains the owners id and their house ownership book.

When you get to to 15 days left of your visa, go to the immigration office with all of the evidence they requested and apply.

Keep a folder with all your documents, photocopies and photos in as you will need the same information regularly in Thailand.

Health insurance not needed when I apply from within Thailand I see . So get the visa then just go ….

Open bank account/ sort money / accommodation out there ….? Then I get 1 year on a non o 🙏

when applying Non-o 90 day is not a "longstay " visa.

It will not require any checks or Insurance.

If you apply for a longstay 1yr visa, that is an OA and will be subject to medical, criminal checks and insurance.

But you don't need money in Thailand.

Usually easier to get the Non O visa from London because it makes it way easier to open a bank account here. Can be done here but just easier with a non immigrant visa.

Yes. A Non O would be valid for 90 days from issue. Depends on the date you intend to travel but don’t apply too early. Typical turnaround times from London are 3-5 business days if you have all the correct documentation.

The Non-O is the retirement visa, what follows is a 12 month Extension of Stay, not a visa or visa extension as your visa is over and stamped "USED" when you enter Thailand.
