Anyone heard any more info on a new visa that’s supposed to come out called the “Long Stay Visa” for people who buy a condo. I saw a brief video on Facebook that also said anyone who signs a long term lease 1 year or longer can also get the visa and renew it annually. The video mentioned Phuket specifically. Any word?
Answer summary
The discussion centers around a rumored new visa, termed the 'Long Stay Visa', targeted at foreigners who purchase condominiums or sign long-term leases in Thailand, specifically in Phuket. Most community members express skepticism about the existence of such a visa, suggesting it might be a marketing scheme rather than an official program. Existing visa options like the Long-Term Resident (LTR) Visa and the Non Immigrant O Visa, which require significant investment or ownership of property, are mentioned as alternatives for expats. There's a consensus that current visa regulations do not support the claims made in the video.

One of these content creator clowns , playing with the gullible.

I saw the video. Sure. Get a one year lease on an apartment and receive a one year Visa.

Not even April 1 yet .

I saw the ad too, it seemed to be a sales pitch from the property developers selling the condos. The 'long stay visa' they claimed you'd be eligible for was probably just a Non Imm O with a 1 year extension of stay. This offer was only available in Phuket, maybe the developers have done some kind of deal with Immigration there.

I saw one video where they basically threw in yearly visa service for your renewal in the price of the condo. This new video struck me as something someone's brother in law said at dinner one night so it must be true.

Ie Something they might be thinking about, but until the new government is formed nothing is real.

No such visa is available for Condo owners, but like the rest of us who live here you can do yearly extensions on a range of visas if you meet the criteria.

There are no long term visas for appointment owners, and not for long time leases either. But there are long term visas if you have the money.

Long-Term Resident (LTR) Visa — 10-Year Option

This is currently the most relevant long-stay visa for wealthy foreign residents, including property owners if other criteria are met:

Key Features

10-year multi-entry visa, renewable and allowing long stays in Thailand.

1-year initial stay with renewal up to 10 years total.

Can include spouse and children under 20 (limits apply).

Easier reporting requirements (annual instead of every 90 days).

Work permit facilitation and some tax benefits (depending on category).

Who Can Apply?

You must meet certain investment and financial criteria, too, such as:

Own assets worth at least USD 1 million (≈ 35 million THB) Hold investment in Thailand — which can include property — worth USD 500,000+ in your name — including Thai real estate

Health insurance or sufficient bank deposits (e.g., USD 100,000) Owning real estate helps qualify because property can count toward the investment minimum — but you still must meet the total investment and eligibility criteria.

Or you could buy the elite visa, that is even more expensive.

According to Royal Thai Police Bureau Order No.
********
, dated June 30, 2014 and effective Aug 29, foreign owners of condominium units in Thailand are eligible to extend their stay in the country for a period of one year, renewable each year, through means of a one-year visa. The one-year visa is granted by reason of necessity for the purpose of investing at least THB 10 million in Thailand.

I suspect a bit of wishful thinking here. Certainly not anything I've heard of. There is an investment visa but it requires an investment of 10M baht which can include a lease of 3 years or longer, wonder if this is what you mean?
