Hi... I wonder if anyone remembers me anxiously posting an article a few days ago asking for help...😅😅😅😅 I just received my worktion “approval!✅ “. ….Thank you guys for help and comfort.
Answer summary
The post discusses the approval of a worktion visa and the subsequent support received from the community. It highlights concerns regarding TM30 registrations when staying in Thailand and the responsibilities of landlords in this process. Various comments clarify that TM30 is necessary only when changing addresses or passports, with many suggesting that the system can be cumbersome but is manageable with proper communication with landlords or by handling documents independently. The necessity of having the TM30 updated for annual visa extensions is also emphasized.

Did you give the landlord any money or a gift when you asked for the documents? I would. Just to be nice, because you're asking for a favour. A lot of people aren't that happy to give out their personal information.
Thank you for your answers! I don’t bother him every month — I only need to travel every 3–4 months, and once a year I apply for an extension.
This year, I also opened a bank account. After returning from Vietnam, I received a 90-day stay, and I had to get a TM30 immediately in order to open the account. Later, when I applied for the one-year extension, immigration required not only the rental contract and TM30, but also property ownership documents. He provided everything, and I successfully got the extension, for which I’m very grateful.
Now I’m asking about the retirement visa because with it you are not tied to another person and there is no need to prove that you live together. There is also no “under consideration” period. In practice, you can extend it from any city you want, even if you are staying in a hotel, as long as you have a TM30.It is correct ?
My friend & I met the owner, made 10 copies of her ID card and house book, asked for signature on each copy then had enough for one year plus, we did this when renew the lease so took extra 10 mins. Then each time return from travelling you make the trip to immigration on owner behalf and present the signed copies plus copy of your lease
Buying your own indeed is an option - make sure it is a foreign quota and FET certificate provided for the funds allowing the Land Office to make a proper freehold transfer as you will need the chanute and the blue book.
You are supposed to but unless you need the TM30 for some reason such as an extension why bother? They are not going to hunt you down to make sure. If you are the type of person that needs to cross every t and dot every I, do it yourself. I don’t like to bother my landlord unless it is absolutely necessary.
You do not need a lease agreement for any visa, as you can live in a hotel if you wish. However, you do need an up-to-date TM30 or you cannot do anything at immigration. Hotels take a copy of your passport so they can lodge a TM30 online. Many landlords are reluctant to deal with immigration as they fear it will bring them Tax implications
Why do you keep asking your landlord for docs? You only need to update your tm30 if: you change address, or get new passport (this is what Jontien immigration told me on a recent visit)
Martin Baker if you stay in a hotel then that is the latest TM30 in the system. But, yes, some immigration offices will just ignore the hotel and accept your permanent address.
Martin Baker Jomtien change the rules depending what I.O you ask, last time a few weeks back after being in the UK for 2 weeks I had to do one even though I had lived at the same address for 3 years
Martin Baker if you leave Thailand and come back. There should be a new TM30 registration and need the receipt to match your date of entry stamp in passport. If you go for holiday to Phuket then hotel in Phuket register you there. Technically need to register return to ordinary address to make online TM 30 match reality.
GreyElephant🐘 this is Immigration office dependant. In theory, yes, one is needed every time, but many offices don't care and don't bother as long you're still living on the same place (house/address).
Elías Molina 'in theory' you dont need to report via tm30 after any travel if returning to your previously registered address. However as you say many offices want an updated record. I do it once a year prior to my extension for CW office.
Do yoh have or can you get signed copies of your landlord's Thai ID and Tabian Baan? If so set up a TM30 online reporting account, add your address then, as required, get your own TM30s
Petrov Petrov had the same problem for 8 years on a rental with wife.Paid yearly in advance and wouldn't submit the docs so had to go thru an agent and send passport to Pattaya every 3 months.
Petrov Petrov I had the same problem, my owner wouldn’t give me the documents and give me notice to leave. Some Thai owners don’t like foreigners renting because of having to deal with immigration.
James Reid Patrick this should be basic requirement like AC cleaning and light bulb fix. As a foreigner it must be part of the consideration when signing a lease agreement.
Гамлетман Гамлет this is clearly not the case (not wanting to pay taxes), rather if one travels very often, say 2-3 times a month, it's burdensome for the landlord to register it again and again.
Said so, I've heard that some Immigration offices doesn't care at all, and as long you don't move to a different place, they don't demand to register again upon each trip abroad.
Elías Molina you do not really need a new TM30 every time you travel, especially not if it is 2-3 times a month. Just make sure that you have one before visiting immigration.
Dimitri Visser if you stay in a hotel then that is the current TM30 in the system and your TM30 needs to be updated for your residence again after you return.
Elías Molina for my friend we met the owner, made 10 copies of her ID card and book, asked for signature on each copy then had enough for one year plus, they did this when renew the lease so took extra 10 mins. Then each time return you make the trip to immigration on owner behalf
Jukka Schärlund that’s the way it’s supposed to work but the first time your landlord does not file a TM 30 and you go to Immigration’s for whatever reason you will get fined ฿2000 for missing a reporting date
