What are the rules for maintaining 800k Baht in a Thai bank account for a Non-O visa extension?

800k Baht question: I put 800k baht in a Thai bank, get a three months extension, and let it sit there for two months? Then I go back to the immigration office and get a 12 months visa stamp.

What happens if I spend 700k baht of it? What I've heard is that it shouldn't go below 400k baht in the bank account.

well, if you enter Thailand with a tourist visa and want to apply for the "change of visa type" to a 90-days Non-imm-O Retirement visa on Immigration, you will need a minimum of 800,000.- THB in a Thai bank account in your sole name on the day of your application. The money must just sit there, and you must show a proof that it came from abroad, and seasoning is not required at this point. You will then receive the 90-days Non-Imm-O visa (it will15 days "under consideration" first). Now after 60 days have passed, or from up 30 days before the 90 days will expire, and the money has seasoned in the account for two months, you will need the "bank letter of guarantee" (rab roong thanakan) confirming the seasoning period. You must then apply for the "1-year Extension of Stay Permit". After having issued the extension, a minimum of 800K must remain in the account for three months, some Immigrations will ask you to come back after three months showing an updated bankbook. For the rest of the year the funds should never fall below 400,000.- THB. And two months before you need to apply for the next "1-year Extension of Stay", the funds must again be over 800,000.- THB . . . . . . . . .NOTE: this is NOT valid for the Immigration Pattaya, because THEY require a two months seasoning not only for the application to the "extension", but already for the "change" from the tourist visa to the 90-days Non-Imm-O visa

Just keep in mind something that others haven't mentioned when they've said you gotta get your account up for your 2nd 1 year extension, if you deposit 65k a month for the full 12 months of your first extension, you don't need to take your account up to the 800k baht to apply for this 2nd extension

whist this is correct youā€™d need to keep at least 400k in it. Itā€™s also probably wise to put it back up if possible in case thereā€™s any issues with your transfers. If there were to be then youā€™d have the money seasoned and can use that for your next extension and work out how to fix the issues before your next application.

You've your terminology mixed up. You apply for a 3 month (90 day) visa then you apply for a 12 month extension. The 800k normally needs to be transferred into your bank account from overseas but generally doesn't need to be there for any time before you apply, unless you're in Pattaya who insist on it being in your account for 2 months before you apply. Once you get that visa leave the 800k alone as you need it in the account for 2 months before you apply for the 12 months extension, then once you obtained the extension it must remain in your account for 3 months at which point it can drop to 400k for the rest of the year, bringing it back up to 800k again 2 months before you want to apply for the next extension

You initially apply for a Non O visa in Thailand. Thatā€™s good for 3 months and as itā€™s nearing the end you apply for a year extension.

The rule for using banked money is it has to be in the account for 2 months before applying and stay in for 3 months after. For the rest of the year it canā€™t go below 400k and would need to be back up to 800k two months before your next application.

If you go below the 400k then you simply wonā€™t get the following year extension as you didnā€™t keep to the conditions.

The IO in Phuket checked every month of the last 12 months to see that I had over 800k in my account. He marked each month with a highlighter pen. Are you sure it can drop at all below 800k? In fact, he called out one month and then I pointed out that the money was there. I think it's risky to go below 800k. Was the IO wrong in this case? Thanks.

Couldnā€™t say for certain but most will check the 12 months of statements to ensure you havenā€™t gone below the requirements. Iā€™ve not seen any posts from people saying they were required to have 800k throughout the year from those getting an extension in Phuket - and they get a lot of extension requests.

Yes if your Non-O is issued from certain Thai Embassies or Consulates but not inside Thailand because then you need the 800k

I have been to a couple of banks in Bangkok and they won't let me open a bank account. They say I have to have a long term Visa. But I can't apply for a long term Visa without a bank account with 800k Baht in it. I feel like I'm caught in a Catch-22.

it certainly would feel like that. Keep trying different branches and eventually you should find one Failing that use an agent to do it for you. Cost would be around 5,000 baht.
