asking for recent experience specifically around the new requirement for rental agreement, I rent from a foreign owner have been doing my own 12 month extension for over 15 years, never had to show this before, what if I don't have a rental agreement?, been renting the same place for over 7 years had an agreement first 2 years never bothered renewing, why even is this a requirement ?, makes no sense, what if you move around a lot say every 6 months, my 90 day reports are fully up to date along with TM30, my renewal last year had a visit by an IO to my condo and took a photo - no big deal but this rental/lease agreement seems total overeach and pointless

I don't think I am special at all, based on my last 15 years I have never been asked for a lease/rental agreement, I am simply asking for recent experience specifically Jomtien, my last extension was June 2025 and was not asked to produce back then (maybe I am special lol), not married - and renting a condo, TM30 up to date - when was this requirement introduced at Jomtien ?, if it was after June last year then that would explain why I didn't need one.

It doesn't matter if it 'makes no sense' to you, it's a requirement of the extension of stay or at least some proof of where you are living is.  I live with my Thai wife and she has to make a declaration that I live with her and produce the house book, friends of mine have their own condos and they have to produce their housebooks and other friends rent and have to provide copies of the rental agreement so what makes you special that you don't need to meet the requirements of the Immigration office?

They checked it with my extension, some have also said that if owner is not a Thai national you need the foreign owner needs to be tax registered, mine was a Thai so I can't confirm this
