TLDR : Answer Summary
An Italian passport holder who owns property in Thailand can consider a multiple entry tourist visa. This visa is valid for 6 months, allowing for 60-day entries that can be extended once for an additional 30 days. It's advisable to plan for border runs to renew entries.

Many consulates will sell a multiple entry tourist visa, which is valid for 6 months from issue. Each entry is good for 60 days and extendable once for 30 days.

Would mean you’d need to do a border bounce , but with the easement of travel restrictions that should be easy.

You could. For land border entries you’d get 30 days on entry (assuming you’re eligible). You’re allowed two land border entries (visa exempt) per calendar year.

No technical limit on airport entries, but at some point you’ll be questioned if they think you’re trying to buck the system.

just to clarify it's only 30 days, not 60 per crossing. Max of two land crossings in any calendar year. You'll also need to satisfy the Thai pass requirements, if still in operation etc...

if you have Metv multientry visa (6 months) they give to you 2 months, by land or air... Without metv visa 30 days only

ah so,

Arrival 60+30

Then

Bounce 1, 60+30,

Early bounce 2 (while visa still valid) 60+30

A non O is only extendable for a year - if you meet the requirements (have funds in a Thai bank account in your name).

nothing stopping you from having a year extension, but not actually using it all.
