I’d like to share a little update about the 3M Investment Visa in Thailand (Non-B) based on my own recent experience.

Last Tuesday, I visited the office of the visa company directly to ask about the latest updates on the 3M Investment Visa. I had the opportunity to speak with their staff in person and learned quite a lot about the current process, so I wanted to share my experience with anyone who may be interested.

1. Property investment requirement 🏠

You can apply if you purchase a condominium/property worth 3 million baht or more.

Another option is a long-term lease of more than 3 years, with an advance payment of more than 3 million baht.

2. Which provinces can apply? 📍

According to the officer, applications are currently possible in any province in Thailand.

3. The application process 📄

The process is actually quite straightforward. You mainly need to prepare the required property-related documents and submit them to the officer for verification. If everything meets the requirements, you can proceed with the visa application.

4. Is it a scam?

From what I was informed directly by the officer, it is not a scam. There are already more than 200 people who have successfully obtained this visa, with more than 100 applicants currently waiting to submit their applications.

5. Can family members apply as dependents? 👨‍👩‍👧

Yes. Family members can also apply for a dependent visa under the main applicant.

6. Visa fee 💰

The visa fee is approximately 27,000 baht per year.

7. Additional benefits ✈️🏥🏦

Visa holders may also receive benefits such as:

* Airport Fast Track service

* Hospital discounts

* The ability to open a bank account in Thailand

8. Do I have to buy from a specific developer? 🏢

No. You can purchase from any project/developer, as long as the purchase meets the requirements and the property was purchased on or after 1 October 2025.
