TLDR : Answer Summary
Expats seeking home broadband in Thailand should consider their requirements and location, as service quality can vary widely by neighborhood. Recommended providers include 3BB, True, and AIS, with prices ranging from about 600 THB to 650 THB per month for various packages offering different speeds. Users have reported satisfactory performance with up to 1 Gbps available in some areas, and installation can be completed quickly. For those in apartments, availability can be limited, making it essential to check with neighbors or building management for existing contracts. Complaints include high latency on VPNs in some setups.

Thailand enjoys the 2nd fastest internet speed worldwide (#1 = Singapore). Depending on your location you can book fiber 1 Gbit/300Mb as low as THB 599 + VAT. It takes less than 2 days to get connected at zero cost, wifi 6 router included. Contract is for 1 year. Paradise for excessive internet users/streamers

First question: What did the other guys have pre-wired, and can you make it good enough for your needs? It would save you a lot of time. I have blazing fiber for 600 THB a month through 3BB in Nimman.
