TLDR : Answer Summary
The discussion revolves around the common practice of charging fees and deposits by juristic offices in Bangkok for apartment renovations. Several comments affirm that it is indeed normal for condo management to request a deposit (ranging from 20,000 to 30,000 baht) and a fee (around 1,200 baht for up to 10 days of work). While some users find the fees too high and suggest that the practices might be abusive, others emphasize that these measures are in place to protect the building from potential damages. Discussions also touch on the legality of foreigners performing maintenance work in Thailand, with warnings about potential legal issues.

what i think all this is a bullshit of juristics offices , even the deposit is quite debatable , bcos if something broken then they can ask u to pay for fix it ,or also u can sign any kind document doing u responsability of any damage caused ,and the fee is not only about if 1,200 baths is high or not (by the way i can have a nice meal with my wife in nice restaurant with that money instead to give to some a.h. in juristic office that he will take the meal for free!!! ) ,totally unfair and abusive paying for nothing bcos they don't give u absolutely nothing!!!

Condos generally have a fee and a deposit for renovation. My Condo is 100,000 baht and they charge a per month contractor fee of about 1200 baht I think...this is to cover lift useage etc'. I have done it 2 times and got my deposit back immediately upon completion. Contractors never want to pay the deposit, so if you get someone in, you will still be responsible for the fee and deposit.

seriously, its illegal and you risk someone will report you, justice can be swift in these cases, so prepare for spending a week in IDC before being sent back to your home country...

Peter *******************
@Niclas **********
Yes, Im saying you cant paint your property
Peter *******************
if your a foreigner, its illegal to start with, hire a sub contractor and let them deal with it !
Matthew *********
If you subcontract the painting out to another team pass on the deposit to them and you can manage the works

Is it a condo he owns, or rents? If he rents it then the deposit, and fees are normal.

my friend is owner , so i think is normal for deposit but too high and about fee is abusive , they are not doing nothing for u , totally unsense ,...
Emily *******
Yes. This is normal to protect the building against damages caused by the contractor. In my case, the contractors have assumed the responsibility for deposit payment and refund. Contractors must be approved by my building so that could be one reason for that. Nonetheless, 30k seems very high

the normal is that usually nothing happen but in case happen ,the normal and fair is that u sign document taking responsability if any damage caused , or even without signing nothing that u have to pay in case damage but for what a deposit?? , that is a bullshit from juristic office ,abusive and no sense....and to pay fee is worse...and the contractors usually don't care about all this bcos is your issue.....
