Applying from Ho Chi Minh, how serious do they take 2 years tax returns as Airbnb/property company has not been active long enough to file them, I have provided a cover letter stating this but I’m not sure how well it will go down.

TLDR : Answer Summary
When applying for a Thai visa from Ho Chi Minh, the significance of providing 2 years of tax returns can vary depending on the reviewing officer's discretion and the specific embassy's policies. Since your Airbnb/property company hasn't been operational long enough to file tax returns, providing a cover letter explaining this situation may help. It's crucial to ensure that you meet the primary visa requirements and include as much documentation as possible to support your case.

what questions they ask is up to the person who review the application and diffrent from embassy to embassy.

The more documentation and the easier and better its to read makes it the key.

As long as you fullfill the original requirements ofc.
