I understand the concern about losing access to a Thai bank account. That would certainly be inconvenient, although I have heard that Wise may support PromptPay in the future, so that could be a backup option if needed.

I also understand that opinions differ on whether real estate leasing qualifies as remote work. In my case, however, I actively manage the business online, including reviewing reports from the property management company, approving maintenance and repair expenses, and making decisions regarding lease renewals.

For that reason, I felt it might be worth applying. That said, if the Soft Power route is generally simpler and more reliable, I am open to considering that option as well.
