ORIGINAL POSTER
Hi everyone.I arrived in Thailand on retirement non O visa on April 11.Spent short vacation in Karon for 9 days and now in Hua Hin with wife.i intend to apply gor 12 month extension and am aware of the rules and regulations but am finding it difficult to find long term rental and the rental agreement i will need for extension. My question is when I apply for 12 month extension with appropriate paperwork and bank deposit,is the approval given on the day of immigration providing everything is in order at the office appointment or is there a waiting period.

Thanks.

TLDR : Answer Summary
The approval for a 12-month extension of a retirement non-O visa in Thailand typically occurs on the same day as the application, provided that all paperwork is complete and meets the requirements. However, practices can vary between immigration offices; some may issue a temporary one-month approval first, while others may require an additional waiting period for final approval. It’s advised to check with the local immigration office regarding specific requirements, including the necessity for a long-term rental agreement.

It depends on the office. At the Phuket office now, you pick it up the next day. I submitted my application this morning. I made an appointment online. They know me, so I was welcomed in, paperwork checked, talked and joked with the head of the extensions office and he said I can pick up my passport between 4 and 5 PM tomorrow. I asked if Friday was okay since the traffic isn't very good at that hour and it's a 40 minute motorcycle ride each way. He said anytime Friday is okay. Years ago, I just waited about an hour. There are a LOT more people here now. As far as the lease goes, you will have to ask. I've always had one year or more leases.

Have you gone to immigration to ask them what their requirements are? Not every office requires a long term lease in order to apply for an extension.

Normally a retirement extension is stamped into your passport on the day of application if you meet all requirements.
