TLDR : Answer Summary
The user is currently on a retirement extension in Bangkok and is considering purchasing a property. They are seeking clarification on how their yearly visa extension will work after they become a homeowner and what documents are necessary for the immigration process at the time of their extension in May 2026. Comments from the community provide insights, such as needing to file home ownership papers, changing their address with immigration and at the bank, and submitting a TM30 form for reporting their new residence address.

From the moment you complete your home ownership papers are the only ones you should use- go to Immigration to file your new address as soon as its yours - even if you dont yet live there

you are obliged to inform the government of any change of address independently of anything to do with visas . Its part of your 90 reporting cycle, not visa application. I've just done it myself.

ok yes i understand that - so which counter ? i never do 90days reporting since I never stay more than 65 or 70 days - eventually i would move in my own unit in January and will travel latest mid February - how would that work?

I dont know anything about your local Immigration, but just go along and ask them

Don't forget to change your adress at your bank. It will takes you 30 minutes and showing evidence

Once you move, you will go file a new TM30 (notification of foreigner in residence) form showing you moved to a new address

You will then do 90 day reporting at that new address until your extension too

Then when you go to get the next extension you will show the chanote (title deed) of the place you're buying showing you live there.

That should do it
