How can I demonstrate payment for a 3-month rental when applying for a Non-O visa conversion in Thailand?

Quick question -  Visa waiver 60 days → Non - O ( retirement) → 12 months stay extension ( retirement)  ( EU citizen) 

bkk immigration forms Website : show that approximately  the application for conversion of waiver in Non -O is approx. 20days  before end of waiver.  All my requirements are OK.. including TM30 - 

the question is: how can I show a rental payment of at least 3 months if I only had the TM 30 2 weeks after arrival... so to speak  1 month before applying to conversion?? 

isn't the One Year Rental agreement sufficient with all the 1+ 2 months deposits sufficient?

The process works like this;

You will apply first for the 90 day Non-O visa for 2000baht at the Immigration office.

You will get a date stamped on the blue/green receipt paper for the 2000baht telling you to come back for the "results" on a date 2 weeks from the day you apply (that's why you need a minimum of 15 days on your current stamp)

You go back on that date, they ink in the Non-O and the new 90 day stamp.

Then you wait until you have 45 days or less left on the 90 day stamp and your 800K baht is seasoned in the thai bank account in your name only for 2 months.

You apply for the year extension for 1900baht and they issue it that day right then..

After that you get a re-entry permit if you want to exit/re-enter during the year extension validity

Just so we're clear; EU isn't a country 🙁 it's a geographic area) and not all countries in the EU are treated the same as far as thai visa stuff 😕

Also you only need a minimum of 15 days left on your current visa exempt entry stamp or 30 day extension from that stamp to apply for the in country Non-O

Be that as it may,

IF you have a TM30 filed, have the lease (minimum of 6 months) have the land lord i/d, house book listing of that property, and all the rest of the documents, copies, updated bank book, bank letter, filled out TM87 form you should be good to apply for the initial 90 day Non-O visa for 2000baht

I don't think you'll have much of an issue with a new year lease, and proof you paid rent along with the documents from the landlord

Watch out. 12th is a Thai holiday. Also watch out, you need a re-entry permit (form TM8) to keep y'r year extension alive when you come back. Also can do this on the airport but need some more time.

should work fine, definitely go a few days before the 15 minimum you need in case there's a hiccup or you need another document, etc, you don't want to run yourself out of time stamp wise to get the process going

i am travelling out of the country on 30th. (expiry of 60 days waiver is 1st) i thought going on friday 8th or tuesday 11th or wednesday 12th - what do you think?

this month has only 28 days - i entered 1st feb - 60days waiver completes 1st april (stamp) - I intend to apply for non O 90days - precursor to 1 yr extension based on retirement - on the 11 or 12 th of march - I exit anyway in 30th simply because I have to - taking medical treatment elsewhere - so yes also take a re entry permit - does that make sense

You will indeed be able to do that

Apply when ever you want so that the 2 week under review works with your time line for travel.

Then once you go back to get the Non-O and 90 day stamp get a re-entry permit.

As long as you're back during that 90 days you'll be good to apply for the year extension

In Bangkok you can apply for a yearly extension when you have 45 days or less left on your current stamp (so any time from 45 days right down to the day the stamp runs out)

You don't lose any time applying early as the year extension is added to your expiration date.
