Does it matter whether my TM30 is from an Airbnb or hotel for obtaining a COR in Thailand?

Sorry if this has been covered, but I am entering on a non-immigrant OA visa, and my intent is to book a condo or hotel for one month to get TM30, so I could get a COR from immigration to open a bank account without having to get a long term lease at this time. My question is, does it matter for immigration whether my TM30 comes from an Airbnb or from a hotel? Will it make any difference to them whatsoever in terms of getting a COR? And will it make any difference to a bank when I present the COR to open an account? just trying to mitigate any unknowns? Thanks
Answer summary
The origin of your TM30 (whether from an Airbnb or hotel) does not appear to impact immigration's acceptance when applying for a Certificate of Residence (COR). Immigration primarily checks for a valid TM30, regardless of the accommodation type. However, experiences vary; some immigration officers might have specific requirements. Also, when approaching banks, policies differ—the need for a lease agreement or TM30 can vary by bank and officer. Therefore, it's advisable to confirm specific bank requirements beforehand.

Check the requirements for the bank you are applying to. Not all of them require a residence certificate or a TM30. Passport, Long Term Visa, Lease, and Taxpayer ID info might be enough.

Thanks John. Since I have to make this move in two trips, I was hoping to avoid the long-term lease on my initial visit because otherwise the apartment will be vacant for a few months while I return to my home country. So I’m hoping that for proof of residence, I can find a Kasikorn branch in central Bkk that would accept a COR for the time being

If your are smart and have knowledge about life, you will know the answer. If I were you, I just take this all comments as my reference or just basic information. and go to bank or immigration office near you and try to find it out. maybe it looks easier or difficult. It all depends on who you face. So go and find out. And please do not apply what you read here to the real officers. Just be humble and cool to them.

I do not disagree what others here said or opined. Freedom to saying is here. However, it all depends on who you face. Some immigration officers can ask you about rental agreement. Even, some ask you for long term rental agreement, like more than 2 or 3 years. Do not ask me why, I am not immigration officer. But this is so in some cases. I think your first task is to open a bank account in a thai bank. The first huddle. nowadays more harder. It is always again, all depends on who you face. some bankers need long term lease agreement. or some just need COR. certificate of residence, or some needs driving license. In my case in a thai bank, they need me to get a stamp of RETIREMENT. It must be clearly stamped by RETIREMENT. that no immigration can do. Is there any chance to get a stamp of retirement? Anyway, you have to try. If you are lucky, you can get all things so easy and smoothly. who knows? Immigration things are more than banks, i think. but no one knows who you will face. Just have to try and good luck

in my case, they required another ID in english like your national ID etc.. I did my national ID translated into English. I did it and provided the bank, but they rejected because they required new one, Stamp of retirement. No chance, I just wasted my money for translation and my times and energy. Gave up and headed to another bank.😅

Your second message came in after my post. Apologies.

Do you mean immigration offices? Since I’m in Bangkok, I’m under the impression that I must go to Chaeng Wattana?

Jumper25 yes you do

Immigration has no way to know that your TM30 is from an Airbnb or a hotel. They just see that you have a valid TM30.

As long as you're applying from an office that doesn't require a lease (I don't actually know if any offices that requires this) you should be fine.

Thanks Brandon. So is it true that the only obstacle I may have is that some Kasikorn branches may still ask for a 12-month lease, or is a COR usually sufficient to open an account?

Jumper25 I arrived in Bangkok in October having booked an Airbnb for 5

months. I had no issues getting my Certificate of Residence from Immigration nor did I have any issues opening my account with both Kasikorn and Krungsri Banks. Neither bank asked for a lease and my passport, Thai cell and copy of visa I entered on.

Jumper25 that's old information. They haven't required a 90 day report for over a year at this point.

One additional question on the COR, do you remember if you did it after your first 90–day reporting or did you do it pretty quickly after you arrived to Bangkok? I’ve read online that they won’t issue it until you’ve done at least your first 90-day reporting? This could be outdated information. Hard to tell. That’s why it would be helpful to hear what your experience was for the COR?

Thanks Dennis. As far as the process, it sounds like I’ll be doing pretty much exactly what you did, but with a shorter turnaround time. May I ask a few more detailed questions if you remember? Did you just get a TM 30 from your Airbnb host upon arrival, and aside from the TM30, do you remember what else you had to bring to Chaeng Wattana Immigration to get the COR? Was it mailed to you, and how long was the turnaround?

As far as Kasikorn bank (which is what I need), may I ask which branch in Bangkok you went to? It’ll save me a hassle for sure. Aside from the COR, what did you have to provide them?

Lastly, aside from your passport, what did you need to provide to get a permanent eSIM for your phone (different from a tourist eSIM which I’ve had before)?

Thanks so much!

Jumper25 a member of staff may ask for it, doesn't mean that is the branch policy
