Non o retirement visa help !

I’m told by my agency last minute that from my 90 day to become the 1 year visa

I need to sign a 1 year condo lease ? Is this correct ?

given the strict rules about breaking lease ( can’t lose 2 months rent )

My goal was to have Freon to spend a few months a year elsewhere and without rent burden in Thailand while I’m away

If anyone has more experience with ways around this please let me know as on a fierce deadline
Answer summary
The requirement for a 1-year condo lease to convert a 90-day Non-O retirement visa to a 1-year extension seems to be a misconception. Many users suggest that alternative forms of proof, such as a short-term rental agreement or even hotel documentation, could fulfill the requirement. It's recommended to consult directly with the immigration office for accurate information and to avoid potential scams from agents.

Tell the agent to make it happen

but if you have NOT entered on the correct Non-Imm-O Retirement Visa, you now are the playball for agents

if you have entered Thailand on a 90-days Non-Imm-O Retirement Visa, you can get the 1-year Extension of Stay even on a hotel registered TM30 on most Immigrations. At others a 1 to 3 months rental contract would be enough. That agent is trying to scam you

OP
Greg Alexander tks !

But given they don’t deal with rentals, what would be the benefit of the visa agency scamming me with that kind of requirement? I’m just curious

A friend has just secured a 12 month retirement extension using an agent. All he needed to do was provide a Certificate of Residence - which I believe the agent arranged. His residence is a house in his wife's name but I'm pretty sure other types of accommodation are acceptable. I would point out that leases can be downloaded F.O.C. on the internet.........make of that what you will.

That's "shady". I would seek out a different Agent or run through the Non-O extension process without one.

Best thing you can really do is to go down to immigration and get the requirements directly from the horses mouth. You may find the extension is easier than it sounds.

You should have a "long term" address but not necessarily a lease. Documentation from a hotel showing your a long term resident should work too
