TLDR : Answer Summary
The 90-day Non-O visa does not require you to have a long-term lease, according to responses from community members. Instead, you're only required to provide an address for your initial stay upon application. However, for a one-year extension once in Thailand, you'll need to show proof of a long-term lease or equivalent documentation.
