Do I need to book a long-term condo lease for a 90-day Non-O visa in Thailand?

Been told for 90day non o visa need to book condo for long term ue one yr is this correct seems wrong to book condo for this long when you haven't even seen it

You apply for Non-O outside of Thailand. They will probably want an address for arrival. Then after you've arrived and done bank, get the list from immigration office for what paperwork they require for 12 month extension. It's cheap to do. Don't need an agent.

For an extension - Yes

For a tourist Visa to go to a Non-O 90 day + 12 extension all in one , applied for in Thailand by an agent - Yes / but they agent will give you “ an address “

To apply for a 90 day Non-O, outside Thailand ( home country )

Only need proof of first nights accommodation in Thailand

You don’t need any long term lease for a 90 days Non O visa, but you’ll need to provide an adress where you’ll stay in Thailand for the application.

For the one year extension at the immigration in Thailand you’ll need to provide a long term lease or documentation for where you’ll stay.
