Answer summary
The discussion revolves around the best visa options for a retired expat with a condo in Bangkok. Recommendations include obtaining a Non-O retirement visa for those over 50, which allows for a stay of up to one year with a re-entry permit for multiple entries. It is mentioned that owning a condo may simplify some immigration processes, particularly regarding residence certificates and TM30 requirements, while alternatives like a METV (Multiple Entry Tourist Visa) are suggested for those under 50.

Owning a condo helps you a lot. If you have the Yellow book, on the condo, it does help. No more TM30s. No more "Certificate of residence" from Immigration.
Some people here, including some Mods, are saying it is useless. They are backpacker level somehow living in Thai.
Owning a condo doesn't help at all....if you are 50 and above apply for nonO retirement you can stay up to 1yr and travels multiple times (re entry permit) extent it every year
