Hello everyone .. the owner of the condominium where I always stay for about 3 months every year, will make me a "letter of guarantee" ... it can be useful to me at the bkk migration office to obtain a visa longer than the one normal tourist visa that I have? and also to open a bank account? I would appreciate any information or advice that you can give me to be able to obtain a visa without many complications, thank you very much in advance.

There is actually nothing a letter of guarantee from your landlord will do for you. Immigration could care less about it, as any visa/extension that requires proof of living arrangements require a whole different set of documents from your landlord. A letter of guarantee means nothing. Banks don't care about it. Immigration doesn't care about it. It can't be used to get a driver's license. It is basically a waste of paper. Any visa/extension requiring proof of rental require a lease, a copy the owner of the property's Thai ID card, and a copy of the house book he is listed in, not a letter of guarantee, and he must file a TM-30 the day you move in, that shows you live there.
Actually, the owner of the condominium is very kind to me and he has told me that he would make me this letter of guarantee and any other document necessary to help me in getting some visa extension .. and I thank him very much for his treatment, I also thank you very much and everyone who has taken the time to answer and help me with my question ... thank you from the bottom of my heart ... I have a dream ... and it is ... to live the last years of my life in bkk ..πβ€

Open up an account at a Thai bank but open it in YOUR name alone--if the bank will allow for this; sometimes you can have a Thai bank account as a farang, sometimes you cannot. Good luck with this!

Best of luck with all of that, Salvador! I'm hoping to get back into Thailand in late December but for right now, it's simply day-by-day waiting to see what's going to happen next with both Covid itself AND when Thailand decides WHEN it's going to fully open up again.
