Hello all, I know this has come up several times in the past , but it now has happened to me ,

I purchased a condo last year and was able to open a bank account with Bangkok bank due to having a condo ,it appears now the bank account is frozen and I’m unable make my payments for electric/water

I currently don’t have a visa and only return on holiday twice a year , I called the bank and they said I need a one year visa I to unfreeze the account , can anyone shed some light on this visa or any sort of advise would be greatly appreciated,

Thank you
Answer summary
The user has encountered an issue with their Bangkok bank account being frozen due to the lack of a valid visa while owning a condo in Thailand. Responses suggest that they may need a Non-O visa or a Long Stay Visa (LSV) associated with their condo ownership, especially if the property is valued above 3 million THB. Various commenters provide insights into applying for these visas and potential steps to rectify the banking issue, along with suggestions for paying bills in the meantime.

If you are Over 50

You will need a Non-O Visa

Yes Bangkok Bank had to be held accountable so they have new requirements for a bank account

Need a Non-O

i can not understand what matters for you. You are not living in your condo now. and you are out of Thailand now. So, your Thai bank is gone now. if you rented it out, water and electricity should be paid by tenant. If not rented, you can use wise or wire transfer from your bank account ( in your place) to pay the bills. surely it is not much at all because noone uses it. if the payment for your bills matters, you do not have to use Thai bank. or you need a long term visa to stay in Thailand? if so, yes, you need a visa. but if you do not want or need to live in Thailand for long term, why do you need a visa?? just for keeping your thai bank account just to pay your small bills???it does not sound logical for me. PS) if bill payment really matters or rent incoming matters, you can ask management office to manage it. Most of them do it for you. Thai banks in your case is really necessary???

use online payment apps to make payment with credit card or debit card. to pay the utilities bills. (True wallet, Lazada, Shopee, their apps, 7-11)

or ask a friends to pay.

and fix the banking apps ASAP with your existing banking, hopefully the condo ownership helps. or can find other bank branch.

You can get the LSV - Long Stay Visa which the Thailand Previlige starting last year for condo buyers to get. This is a renewal yearly visa as long as you have the condo property. And this visa will be stamped as Non-B Visa in your passport so your traveling in and out for holidays doesn’t effect it.

Once you got this visa. You can get your account reinstated and continue to use. Many foreign condo buyers who doesn’t travel to thailand often or stay here takes on this route for their good purpose of the easy bank account opening and stability of status in owning the condo without issues.

First of all if your condo is worth of 3mil. Or more while you purchased the property then you are eligible for a long term visa by default I think and you can apply for the visa by showing your property ownership papers and if it is below 3 mil then you are not so it’s totally depend on your property valuation and also other mentioned comments are applicable and that’s the truth

You'll need a non-O visa or other non-immigrant visa to qualify for a bank account and possibly to unlock your existing bank account.

You don't look 50 in your profile pic, so if you're not 50 years old, you don't have a lot of options for a non-immigrant visa.

If you're at least 50, apply for the non-O visa based on retirement and use that to unlock the account. If you're not then you can go to the bank as a tourist and ask them to unlock it with your condo ownership papers and hope for the best, or close the account and withdraw your funds if they refuse.
