I'll be applying for a retirement visa tomorrow. Passport ^ Photos ^ 800,000 baht ^ photocopy of rental agreement ^ No photocopy of ID card or House book of owner, (front office claims they did this on-line): TM-30 (owner says this was done on-line), my temporary stay ends on 19th of August, I can extend the my temporary entry into Thailand by one month, (done it before); I'll do this Monday morning and see how things go. I am living in Chiang Mai.

TLDR : Answer Summary
The user plans to apply for a retirement visa (Non-Immigrant Type O) in Chiang Mai and is gathering the necessary documents. They mention requirements such as 800,000 baht in the bank and a rental agreement but note some documentation is handled online. Comments clarify that the user needs to apply for a 90-day Non-O visa first, as the retirement visa process is sequential, requiring an appointment at the Promenada immigration office to begin the application.

IF they filed the TM.30 online it will show in the system at the immigration office.

AND if you needed proof the person who filed it could do a print screen of the page that shows they submitted it online

OK: Thanks for the advice. That was the plan, but I don't know about the on-line stuff for the paperwork, especially the TM 30.

then that's what you do, get the 30 day extension, make the appointment to apply for the Non-O and get the hand out so you know exactly what to take at the appointment

Okay, so you're NOT going to get a 'retirement visa' (first off because there is no such thing ;) )

You're going to be applying for a 90 day Non-Immigrant Type O visa based on being over 50 (called retirement). In Chiang Mai that takes 21 days left on your current stamp to do it.

You go up to the office that does the Non-Immigrant visas at the Promenada immigration office and you make an appointment to come in and apply for the 90 day visa. On that day you apply and after it goes under the consideration period you go back and get the Non-O visa and a new 90 day stamp inked into your passport.

Then you wait for 2 more months until you can apply for the yearly extension of stay based on being over 50 (called retirement).

Your first step is to go to the Promenada, get the hand out from the office that issues 90 days Non-O visas and make an appointment. Then get your 30 day extension on the 30 day visa exempt entry you came in on because you don't have enough time to do it on the stamp you have now
