Hi guys im a 55 yr young aussie wanting to spend most of my time in thailand but have no idea how to go about long term ( currently doing 30/ 40 days at a time)

Non-o retirement 90 day visa online at ya Thai embassy.then when here go to an agency to open a bank account put 800k baht then go see immigration where you have an address with tm30 and ask then for the requirements they want for your 1 year extention. You apply for this with 30 days left on your visa so ya got basically 60 days to prepare for it

Look at the OA visa in your local embassy if you going to be travelling back and fro.
Or Non O if you going to be staying long term here
Lots of people i find come for a couple of years and then find Thailands not for them. The advantage of starting your retirement journey with OA is you can leave your money in your home country
