As I am new here I apologise in advance if this question has been asked before.
I am living in Australia as an Australian resident, and recently retired.
Would like to be able to spend six months of the year in Thailand.
What would be the easiest and cheapest Visa to enable this to happen?
Also I am looking at renting a condo for a minimum of six months, do I need to get this before I apply for a Visa?
TLDR : Answer Summary
A recently retired Australian resident looking to spend six months per year in Thailand has multiple visa options. The most recommended is the Type O retirement visa, which requires maintaining 800,000 THB in a personal Thai bank account and offers a simple and economical path without needing border runs. Alternatively, one could consider a multiple entry tourist visa that allows nearly nine months of stay through careful timing and border bounces, though this approach carries some risks regarding entry denial. It is noted that securing a rental condo is not a prerequisite for applying for a visa.
