The best, if you have the initial money to get it, is an investment visa. It requires a minimum of bt10million put into approved investments, with your approved condo purchase as part, or the full investment, but not necessary. High risk investments do not qualify. Many invest in their highly established corporate stock. Others invest in government bonds. The big difference with this is you can, and many do, make a profit if you decide to leave. Thailand does not want their investors to go broke so what you can invest in is restricted, basically what would be called in other countries, blue chip investments. An investment visa is the best. The older one allowed you to own one Rai of land, renew it every three years, and no 90 day reporting. Now it has changed slightly with renewal every year, no land ownership, but now 90 day reporting, and condo purchase added as approved investment. It is the only visa you can actually make a profit on by doing nothing.

You should get a Non O visa ‘for Retirement’ not a Non O-A as they are adding requirements to the latter (higher insurance, higher bank balance etc).

If the Embassy in your home country issues the Non O (only some do) then get that visa. Otherwise, enter Thailand on a Tourist Visa and convert once inside Thailand.

There are different types of Non-immigrant visas. There are several Non O visas for various purposes. It would take too long to explain them all.

For long stay without working if over 50 then most people get either a Non O-A visa or a Non O visa ‘for retirement’.

You can only get a Non O-A in your home country.

You can get a Non O either in your home country (but some don’t offer it) or within Thailand.

In recent years they have introduced compulsory Health Insurance for Non O-A visas and look as if they are increasing the bank balance required.

For these reasons it is now better to get the Non O.

If you have more money there are other options as well. Non O-X or Elite but few people get these.

Retirement Visa. Apply for the 90 day entry in your country. Come to Thailand, transfer the financial requirements to a Thai bank account. Wait for 60 days I believe then you can apply for the year long extension. Each year you can apply for a new year long extension

I THINK I had to show 10k in UK bank account for previous 12 months to be granted the non o visa, I think you can come on visa exemption and apply for non o visa in Thailand BUT you will probably need to have a return ticket ,flying in on non o visa I did not need return ticket

Hi Simon, for the financial requirements of a retirement visa? They are either:

1- Security deposit of THB 800,000 in a Thai bank account for 2 months prior to the application. About £18,000

2 - Monthly Income of 65,000 THB. About £1,500

3 - Combination of security deposit and annual income with a total of 800,000 THB

If you have the financial requirements then a Non O extension based on retirement. If you don’t have the financial requirements, speak to an agent who will get you through the process.

A Non O visa is only valid for an initial 3 months, you can then ‘extend’ that visa for a further 12 months based on retirement as long as you meet the financial requirements to qualify. If you don’t have the resources to qualify, then there are agents inside Thailand that can sort it for you. In that case, the easiest route would be to enter on a tourist visa and then find an agent to do everything for you.
