TLDR : Answer Summary
The financial requirements for a Retirement Visa in Thailand have not changed. To qualify for a yearly extension of stay based on retirement, applicants must meet one of three criteria: maintain 800,000 baht in a Thai bank account for the required seasoning period, provide an affidavit of income affirming 65,000 baht or more from abroad, or present a combination of the two that totals 800,000 baht. The affidavit of income is valid for six months from the issuance date.

NOTE: the affidavit of income from abroad letter is good for 6 months from the date it's issued. IF your immigration office says different download the "6 month validity for embassy letter.pdf" form in the Files Section of the group. It's the police order that states it's valid for 6 months

There are NO changes to the financial requirements to get a yearly extension of stay based on retirement from an immigration office inside of thailand.

You can meet the criteria three ways

-bank 800K baht in a thai bank account in your name only for the requisite seasoning time before you apply for your extension (first year 60 days, every subsequent year 3 months)

-affidavit of income from abroad notary letter from your consulate stating you get 65K baht in income from abroad

-a combination of banked money (seasoned the appropriate time) and the consulate notary letter that totals 800K baht for the year

, some offices want to see activity in the account but there is no rule about it.

I know a LOT of people who just park the 800K in an account and let it sit there year after year

With the bank account; does it need to be continually active (money in and out) + 800K at time of application or can the account just sit with the 800K?? Thank you in advance

correct (y) , I have had people in bangkok get the letter from the bank a day or two before their extension and then just update their bank book downstairs at the bank branch before they apply and it worked without a problem.

I will do the extension in Bangkok, you say that I can do it a day before and update the bank booklet the same day?

, most immigration offices allow a bank letter to be good for 7 days after it's issued by the bank BUT some offices are sticklers and you need to get it the day you apply for the extension.

You also need to update your bank book so that it shows the balance on the date you apply too

sorry Tod, the document to be requested from the bank for 60 days can be done a few days before the request of the extension or must be done the same day?

the affidavit of income from abroad letters you get from your consulate are filled out using gross income figures.
