What do I need to renew my retirement visa in Thailand if I have over 1 million baht income but less than 800,000 baht in the bank?

Sorry if these questions have been asked before.

I used to do my retirement renewal myself.

Then it just got to be a pain.

So started using agents, But they seem to have gotten very greedy

I have an income of over 1 million bt a year,

I do not have 8 hundred thousand in the bank.

But I was told by the bank they could give me a printout of the last year that shows I bring the required amount every month

To be sure will immigrations accept this?

And do I need anything more other than the paperwork that I have picked up?

I was thinking of going to do a trial run at the immigration office soon I have until June 13th.

I bought a house last year with my girlfriend

I am in Chiang Mai

Don't know why this stuff makes me so nervous

This will be my 16th renewal.

I try to book an appointment but none is available

So how does the queue work do you still have to be there at dawn?

If your American embassy will issue you a monthly statement showing amounts... That's all you need. Canadian consulate issues these letters still and hassle free with a small charge. Good luck Hollywood

don't mean to pry into your private business... If your purchased the home without financing ie cash... That is easy... Just very hard to finance buying from banks here. We have a mutual friend who is looking at buying also... Cheers

I agree. Been here 27 years and gets harder every year. This year was such a pain, ended up going to a Thai Embassy to renew and cut immigration out

For my mom retirement visa I just paid 40,000(at first) no hassle no head ache, my agency provide all requirements including the bank show money of 800,000. They are the one who open bank account for my mom and they put money on that, it's been my third year with them they charge for yearly renewal ( 20,000baht ) same process they provide everything. If you want to inquire this is their WhatsApp no.

if you had a dodgy agent who obtained a stamp for you in a province you don't live in you may well be stuck with them. Many immigration offices won't touch you.

Assuming it's not CM...

Depending on your living arrangements, your partner or landlord will need to submit a TM30 for you. Easy to register and do online. Then you will need to go down to immigration and complete a change of address form. Changing the address listed against your visa to that of your TM30. Ask them for a copy of the requirements that office has for you to renew your visa with them.

Note, depending on your bank it can take a few days for you to get the annual statement.

The print out has to be done on the day you apply. The transfers must show as international and total no less than

baht per month for twelve months. You must do a transaction on the day and update your bank book. I do phone top up. You must also get a letter from the bank that verifies your finances. You must have up to date tm30 filed.

bear in mind some banks require 5 working days to provide a 12 month statement, Bangkok Bank can only do 6 months at a branch office.

Yes - you (or the agent) must take a ticket and join the queue until it is your time to be processed.

Usually people arrive from 06:00 AM

An income of over 1M baht a month but don't have 800k sounds odd. As long as you have over 65k baht per month transferred into an account in your name from overseas each and every month for the prior 12 months then you can use this method. It needs to show in your bank statements as coming from overseas.
