What documents are needed for a visa application in Hanoi for Thailand?

Visa received today in Hanoi. 3 working days from application

Book online for appointment...note HCM appointments running into 2 weeks. Not busy in Hanoi

Documents provided:

Copy of passport

Passport sized photo

Hanoi hotel reservation

Rental agreement for property in Thailand.

Hanoi embassy visa application

Proof of 6 month 500k baht savings

Company Bank statement

Personal bank statement

UK company registration showing myself as owner

CV

Covering letter stating how I can work remotely

Fee is 340 USD only

Leave passport and collect in 2-3 working days. They said they would email me however because I hadn't received an email I went to the embassy today (3rd working day) and it was ready.

that sounds super weird. How can someone have a rental agreement for an apartment in Thailand without having a long term visa and without even being in Thailand?
