Debbie Travis . . . As an US American citizen, for the VISA application outside of Thailand, you need three months of account statements. For the 1-year EXTENSION application on Immigration inside Thailand, you need proof of 2 months seasoning of a minimum of 800,000 THB.

*** in case you don’t manage to have the Thai bank account opened and a minimum of 800,000 THB transferred into it, within the first 30 days after your entry, you will miss the deadline of the seasoning requirement.

As you cannot get an extension on top of the 90-days stay permit you got stamped in when you entered, you will have to exit Thailand and start the process again, from scratch.

Put a minimum of 800k baht into your bank account as it has to be there for 2 full months before you can apply for a 12 month extension of stay. Make sure you're landlord has done a TM30 and ask for a copy of the receipt. Once the money has seasoned get 3 months of bank statements, a guarantee letter from the bank (can't be more than 7 days old) and update your bank book on the day you go to immigration. It's worth going to the specific immigration office you will use and checking what they require as they can all vary somewhat

Put the required money in account. Let it season for the required time then go to immigration and apply for the extension with relevant paperwork the immigration office you will apply at wants.
