TLDR : Answer Summary
The post discusses the process of transitioning from a 90-day Non-O visa to a retirement visa in Chiang Mai. The user seeks recommendations for a visa agent, while commenters provide advice on handling the extension independently, emphasizing the importance of having a Thai bank account with the necessary funds and meeting financial requirements for the extension. Several commenters recommend a specific agent, Nico at Assist Thai Visa, noting his knowledge and reasonable fees.
90 DAY REPORTING RESOURCES / SERVICES
Use the trusted Thailand 90 Day Reporting Service to get your in-person report done and mailed to you for as low as 375 THB (even if the online system doesn't work for you).
For immediate assistance, contact Thai Visa Centre directly via LINE at @ThaiVisaCentre or Email them.
If you already got your 90 day Non-O visa in Chiang Mai you must have a bank account with the required funds in it. It should be a simple process to get the 12 month extension of stay, just visit immigration and ask for their requirements

Nico at Assist Thai Visa is very knowledgeable and his fees are very reasonable. Many youtubers recommend them.
You don't need an agent to open a bank account (if you don't have one) when on correct type of visa and applying for the 1 year extension is very simple, especially if you're going for the 800k in the bank method. Why pay for something you don't need?
depends on everyone's situation some may need an agent some dont

I will sign my first long term condo contract tomorrow and how long I open bank account? I heard you will need to have 45 days to apply for retirement O extension.
The bank account opening could be issue for you. Nowadays, thai banks are so hesitant to open an account for foreigners...although they have visa. Your visa is only for three months valid. so I am not sure if thai bank can accept this. Even, foreign expats who already have one year visa, retirement visa, can be rejected by a thai bank. I also know some cases. The typical cases, that make your head broken are, like, the bank need your driving license in Thailand. So if you do not drive? or have no driving license at all? how and how fast you can get a thai driving license? Actually I do not know what is related this thai driving license with opening a bank account. But anyway, they required this from you, then, you must have it by all means to open a thai bank account. Everything is so fully depending on what bank person you met. actually we do not know. It is a joke that thai bank personal ask you to bring your death certificate to open an account. so you have to die first to get death certificate. haha. it is joke. but this means, noone knows what they require from you. Unfortunately this is how it works in Thailand, and in many countries. This is very systematic and cultural and historical backgrounds. So no chance to change it or challenge it. But, if you are just lucky, things can go very smoothly here. If I were you, go to any bank near you and ask first if they can open an account, and you will find out what is going on here. Good luck to you and good luck to me too.
You're overreacting a bit. With the correct visa and a residence certificate from immigration, you'll most likely succeed in opening a bank account. Don't listen to clueless people and scaremongers.
Like I said, (if you have a place to stay) you should get a residence certificate from immigration. But to get that you need to submit a TM30 at immigration.
i see thanks! I can get tM30 . and going to immigration with this to get residence certificate? and no need driving license? I do not have it at all. I have phobia to drive π and my passport with visa, sure. This would be enough for normal case?
You submit a TM30 at immigration, it's an address registration. Your address. You'll get a TM30-receipt to keep in your passport. Now you can apply for the residence certificate.
You will be ok with 30 days left of your 90 days Non-O to apply for the extension. 60 days is enough to figure out the financial part and find a place to stay.

Do you have a Thai bank account? You need to transfer 800k baht to that account. No need for an agent if you meet the requirements.
