TLDR : Answer Summary
The discussion centers on whether to rent or buy property in Hua Hin as an expat over 60 years old. Community members advise renting for at least a year rather than buying, considering the market conditions. Recommendations include reserving a hotel for a month instead of two weeks to explore the area, and suggestions for obtaining a Non-O retirement visa from the Thai Embassy before traveling. Renting options and the financial implications of leases in low season are also discussed, emphasizing the importance of settling in before making long-term commitments.

Longer term condo contracts or monthly rate hotels are cheaper. In 2022 I obtained a non OA retirement visa in UK and set up viewings in advance of my Travel to Thailand. On arrival i took a hotel for 5 nights and then booked a condo ( after the viewings )....... for 6 months that was renewable. It was

a month. Had 4 pools, 3 gymns, sauna gym and restaurant. Good luck and enjoy Hua Hin.

You might get a better rate if you rent for a month

Get a non O retirement visa online from the Thai Embassy in your country before coming to Thailand.

Open a bank account in Thailand as soon as you get here and deposit 800,000 baht. Wait 2 months and extend your stay at immigration for 12 months based on retirement.

Rent don't buy.

Rent don't buy. Come on 60 day exempt to look around. If you're moving within a few months, best to sign your lease during low season. Then rerun home and apply for a non-o visa from your home country.

Rent a room in a hotel for the first month, wander around check the place out, use the hotel as a base, you can go stay in other places for a couple of nights to get the feel

Rent for at least the first year. Buying in a poor market is really stupid. I know guys who can’t sell after 2 years.

a surplus of condos with no renters. We got our condo for $258 a month (9,000) baht. The place is nice but some condos sit empty a long time.
