How can I write a letter to myself for a Digital Nomad Visa while managing UK rental properties from Thailand?

Hello.

I own and run a portfolio of 9 UK rental properties remotely from Thailand and Cambodia. I have retirement visas in both and own a property in Thailand - usually need to fly back to the UK several times a year - and would like to change from retirement visa to DTV

On reading other people's experiences here, I've just opened a Ltd company with me as director.

Advice please on how to write the letter to myself saying I can operate this remotely.

Also, should I mention the property in Thailand/submit the yellow book?

Reason for wanting to change to DTV is that it isn't easy to have one's (in my case Cambodian) spouse accompany one on a retirement visa anymore (this is confirmed by Thai embassy, Cambodia). We will be applying in Cambodia.

Many thanks for your input.

TLDR : Answer Summary
A user seeks advice on transitioning from a retirement visa to a Digital Nomad Visa (DTV) while operating a UK limited company remotely from Thailand. They inquire about writing a self-confirmation letter regarding their ability to work remotely and whether to mention their property in Thailand or submit a yellow book. Community responses suggest keeping the letter simple and not disclosing the Thai property, as it may complicate the visa application process. Additionally, emphasis is placed on the necessity of proving employment and income for the DTV.

Great and helpful responses.

you dont need to explain what the business does. just chatgpt write a letter of employment, salary 80k and that you are allowed to work remotely

I suppose the part that gives me away as not being a digital nomad is i have no idea how to use Chatgpt!

I probably know someone who does though.

Thank you.

You do not need ChatGPT to write the letter for you.

Does not even have to mention salary. There is no income requirement for the DTV. If money no object go for LTR as that has tax advantages.

Passive income doesn’t count for this visa for digital nomad or remote worker

He will be working for the company actively managing his UK properties remotely. Arranging maintenance, viewing etc :-)

Thanks. I think so - it actually takes about 20 hours a week to deal with it all. Property isn't very passive, unfortunately.

I got my DTV on the same basis, although I have only four in Australia. I simply registered a business name (cheaper than a limited company) and gave myself a work contract which allows me to work remotely. As all my properties are managed by agents, my role is more of an "overseer", I would "work" no more than a total of two hours a week, essentially responding to emails. However it was enough to get the 5-year DTV. I had previously been on a non-O retirement visa, so I was happy to get off that!

@Jim *******
did you have to give them the business registration and tax forms ?

Business registration and work contract, as well as statement showing 500k equivalent. They accepted my super fund account statement

Ah, perfect, thank you.

Yes, sounds very similar

If the property is part of your rental business, it will be an issue. If it is just for your living purposes, then should not be. The letter you need can be easily got on ChatGTP.

So no problem but keeping things simple often works best. I would leave it out of your application.

Better not mention on thai property, they may reject you just keep it simple

@Fabian ******
You don't need to be on non-B to own a property in Thailand

@Jim *******
how about rent rent property?
Jim ********
@Fabian ******
No. Many retirees rent out condos. Don't need a work permit

I'm on Non-O, which is ok, but perhaps still won't mention Thai property to keep ir simple

exacly keep it simple

A guy I know who owns a Ltd UK company just wrote a letter to himself as Director saying he can work remotely from Thailand for the company. Just keep it simple. I think you will be fine. I would also not show yellow book as no need. As I said keep it straightforward. Good luck.
