We are an unmarried couple on DTV visas. We are planning on buying a condo in Hua Hin but have come to understand that doing this without bank accounts might create issues with the FET and hinder repatriation of our money to our home country should we sell the condo in the future years?

Does anyone here know of a way to obtain a bank account while on a DTV and/or some good strategies for circumventing this issue with the FET letter.
Answer summary
An unmarried couple on DTV visas in Thailand wants to buy a condo in Hua Hin but is concerned about the implications of not having a bank account for completing the purchase and repatriating funds later. The discussion highlights that DTV is classified as a tourist visa, which makes it difficult to open a bank account. Some strategies suggested include using legal intermediaries for monetary transactions, ensuring proper compliance with bank regulations, and potentially consulting with visa agencies. It's emphasized that obtaining an FET letter is essential for property registration and major banks may help if the property's value exceeds 3 million THB.

No need to sell your condo as you will not be able to do it. If you do then you will take a 50% lost. Just rent it out for cheap at that point.

Let me explain as per my knowledge

1. You need to opt for FET anyhow no matter what for condo registration

2. And to do so you have to transfer all the money to a Thai bank from your home country and in order to do so you need to understand one thing very clearly how much that condo is worth of?

3. If it is above 3 mil. Then you go to Thai banks and ask for to open account because if it’s over 3mil. You can open an account and transfer funds to purchase the condo and opt for long term stay visa as well if you need the law is already in exercise in Thailand

4. If below 3mil. Then you are not eligible

If you

Need more info then can dm me I. An guide through as I bought a property recently in Thailand and bought a land as well in my wife’s name and built a house in my name also

DTV technically is a long term tourist visa.

More than a year ,tourist visa holders can not open a bank account.

Use a lawyer or if the property is directly from a construction company, you can make a swift to the their account .

You can transfer it to your lawyers, or you can transfer it to the sale agent. Both are excepted as evidence for the foreign deed. There are strict requirements on what you need to place in the reference box when transferring the funds. Personally I would only remit to the lawyers. I see you have mentioned that you already engaged a lawyer for the due diligence.... Not all law firms are the same. Please do your own due diligence when selecting a law firm for the purpose of due diligence. Siam Legal will give you a free initial consultation, should you require some piece of mind if you aren't feeling secure with your current choice👍

You will need a Bank account to deduct for electricity bills from PEA (even can do wothout) But in one of my condos in Jomtien, the juristic offoce help with a statement and a bank contact. And on the foreign quota most are there only on tourist visas or visa free stay. It can however bi tricky but not impossible so dont give up, there is no Law that prohibit it, just internal bank rules.

Devil’s advocate:

A DTV is a tourist visa. Why would a tourist want to buy property in Thailand? What signal would this send to the Thai government?

Solution:

Rent. Invest your money abroad until you’re sufficiently wealthy or of age to obtain a more suitable Thai visa.

Donald Campbell the problem is that the DTV is more or less designed as a long-term visa but treated like a long-term visa. You could stay up to 360 days do a border bounce and stay another 360 days this can be done up to 6 years. The mere fact that this is theoretically possible shows that the DTV may not be classified as tourist visas by the Thai authorities.

So saying: You're on a DTV, you're a tourist isn't correct at all.

Until the Thai authorities reclassify the DTV (possible in light of recent and upcoming developments?) it is regarded as a longer term tourist visa. Possibly introduced to address all the border bouncing by Gen whatever, digital nomads, content creators, Muay Thai warriors etc. without the financial means to get wealthy entrepreneurs’ visas. You can call a sheep a goat but it still baa’s.

Donald Campbell That's exactly my point. It was implemented without being fully thought through. A 5-year visa for cooking or Muay Thai was nonsense. For the remote worker DTV, I had to prove I had at least a job that allowed me to work from abroad. So, if I have a visa that allows me to work remotely from Thailand, then, in practical terms, I can no longer be deemed as a tourist.

In 2025 I stayed more days in Thailand than in my home country, that's definitely not touristy.

But due to the restrictions and associated costs I will change in 2027 to the LTR high professional workers Visa.

Use an attorney, which you should be using anyway for the due diligence on the property you are buying.

You can no longer open a bank account on a tourist visa and the DTV is classed as a tourist visa. As I understand it you need to show the FET to register your ownership of the property so you'll need to find some way of getting one. I don't know much about the working of FET but it might be worth exploring to see if you transfer the funds directly to the seller if they can provide an FET or perhaps more safely to a legal intermediary that can provide one?
