Hi has anyone bought a condo on DTV.

I’ve bought off plan and it’s going to be a complete headache paying my electricity and utility and property fees when I am not in Thailand with no Thai Bank account.

What is the solution…?

Should I use a management company to inspect my condo monthly and pay all utility bills or is there a work around?

Thanks 🙏
Answer summary
The post discusses challenges in managing utility payments for a condo in Thailand while the owner is overseas and lacks a Thai bank account. Several solutions are suggested in the comments, including using platforms like Lazada for paying electricity bills and TrueMoney for other utilities. Recommendations also include using a management company for monthly inspections and bill payments, or leaving funds with the condo management for them to handle payments. Some users shared their experiences with opening bank accounts in Thailand after purchasing property and noted various methods for handling payments without needing a local account.

Lost my pink card and the yellow book. Still married but not on good terms with the 'technical wifey'. She actually refuses to meet for devorce. Can I go to the local ampur where I first got the card to get a new one? By myself? With my dtv visa? (Previously had marriage visa)

Yes leave it at reception, have them sign for it. You should get your paid receipt in the postbox every month. Problem is increasingly Juristic person will not accept cash these days so you might have to wire it. In the past tou were supposed to get a local account at a bank if you showed your title deed, but this does not appear to work anymore

Most condo Jurassic office they have system that you can deposit your money into Juristic account and each month they deduct to pay all your bills. When it nearly empty they ll inform you in advance to top up again. So just make sure you leave enough amount to coverage then no need to pay for agency

As some have commented, you can use Lazada for Electricity. Water at my condo can be paid on the Juristic app for a fee with foreign cc. Condo fees can be paid by wire transfer directly into Juristic account in a lot of cases. Cell, Internet can be paid via foreign cc online/app.

I’ve bought 2 condos and a house while on DTV. Not to mention cars and motorbikes. Never needed a bank account.

Ask the condo management to pay your bills and leave behind sufficient funds to them every each time. And yes ask for example SCB bank to fill in forms give them copies of your deed etc and etc them submit to central Bank in Bangkok etc and into 2 weeks all can be arranged, good luck

Easy, Lazada with your number that's on the bill. It's same number every month. I check my electricity balance due before it even lands in mail box 👍

DTV Dude nothing is 100% wrong in Thailand. It does work in certain branches of less problematic banks (Krungsri, Kasikorn)

PositiveKoala6806 depends who you get behind the desk, luck of the draw, deed for a condo doesn't guarantee a bank account

CopperElk5611 go to the one near to the development you got or better still talk to the admin at your condo . They have a specific branch they work with . I got no issues opening up with uob , k bank , krungsri and scb .

How would you transfer money to buy the condo without a bank account?

probably direct to the developer.

@Keith ***********
he’s a moron you have to transfer foreign currency to the developer from a bank outside of thailand or when buying any FQ condo

@Chris ********
the money for the condo needs to be on foreign currency so that is not a problem
Chris *********
Chris *********
YellowCaterpillar8799 needs to be on foreign currency. No idea what that means sorry English is my first language. And by Thai law the final sale must be in Thai baht at a Thai bank so again how are you going to do that?
Chris *********
Chris *********
YellowCaterpillar8799 only took you several messages to answer the question! I'll tell you right now that's a REALLY bad idea, the land office will probably let you buy it using the developers FET but if you sell and try to repatriate your money you're going to have a really hard time if not impossible if it's not in your name. Also there's many nightmare stories of people losing the document and the developer has imploded and they can no longer do it. Also nightmare stories of the developer and their bank messing up the intended recipient on the FET. But good luck, you were warned.

@Chris ********
you send it to the developers bank in foreign currency then you get the FET jackass
Chris *********
Chris *********
YellowCaterpillar8799 no. You must send it to your bank in your currency. Then it must be converted into Thai baht. You misunderstand the requirements. Without a FET the land department won't register the property for you. You're dumb if you think the transaction can be made without an FET.

you’re completely wrong! Must be in foreign currency
