Can I continue to renew my 6-month tourist visa in Thailand if I own property?

I am here on a 6 month tourist visa which I obtained in Melbourne Australia. They told me I can get these back to back as I have a) enough cash and b)i'm not at retirement age yet.

On the application it says that a 6 month tourist visa is for ‘property owners’. I own a house in Thailand.

Will immigration continue to let me in on this visa once it’s issued? Melbourne said they would give me them back to back as long as I qualify. Otherwise elite visa for me I guess.

I don't know where you got that the 6 month METV is for property owners, because whether you own property here or not makes no difference on whether you can get one of those visas from the thai consulate in your country.

BE that as it may..

You need to understand that VISAS are sold by thai consulates in other countries which are run by the Ministry of Foreign Affairs office.

AND

You get stamped in to the country by thai immigration officers which are a division of the Royal Thai Police.

Just because a consulate sold you a visa does not mean that the immigration officers have to let you enter the country on it. :O

People with valid visas in their passports have been denied entry to the country at the discretion of the immigration officer who was stamping them in.

Now with that being said I know people on their 4th or 5th back-2-back 6 month METV from the same consulate who have had no problems getting into the country on them.

BUT

no one can say for certain if you will skate right in or if you will be taken aside and questioned. All you can do is be prepared with the proof of funds (20K baht or the equivalent in CASH), proof of onward travel and proof of lodging.. Have those and hope for the best...

The money doesn't have to be in Thai currency so you don't need to change your money until you are here. Just make sure you are carrying the equivalent of 20,000 Thai baht.

ANYONE can be asked for proof of funds when they stamp into the country (it's an immigration entry rule). BUT in reality very few people are asked to show it. You're out nothing by being prepared and having it with you just in case you're asked.

oh I didn't know that, my husband and I are also going to apply METV first time, I thought I was just going to bring some cash and withdraw from ATM when I get there, so each of us needs to bring 20k baht or the equivalent,

Where i got it from was the Melbourne Thai Consulate Website and in subsequent emails from them. However, I have just checked their website today and they have completely updated it and removed all references.
