Hi

I have a “non-immigrant O” extension of stay based on retirement. I have been renewing via an agent every year at a cost of about 17000 Baht. I think the doors are closing on agents depositing and withdrawing 800,000 in the banks. Every month I deposit more than 65000 into Bangkok bank and it shows as “Foreign T/T”.

My question is: Can I use the statements showing those monthly deposits to renew my “visa” myself?
Answer summary
The individual is inquiring about the possibility of renewing their Non-O retirement visa by using bank statements that show monthly deposits rather than relying on an agent for the process. The comments reveal that for a Non-O visa renewal, you need either a maintained balance of ฿800,000 in a Thai bank account for a certain period or proof of a monthly income of at least ฿65,000. Some respondents mention that showing statements of regular deposits could suffice if the required conditions have been met, but caution is advised regarding immigration requirements and whether the local immigration office accepts this method. Overall, clear communication with the immigration office and thorough preparation of documentation are strongly recommended.

Put the money in the bank and leave it, use an agent next renewal, and do it yourself after that.

My Immigration officer said that she would check the previous deposit. She told me leave the country, reapply for the non-o, and then do the monthly deposit for the extension. For me, everything went wrong. The day I left for Laos, Bangkok Bank froze my account. Then they didn't approve my non-o because the Embassy wanted to see 800,000 baht. Long story short, I had to come back on a tourist exemption. BB saw that and closed my account. Then, I had to start over with an agent, so it's a lot more than they charge for an extension. All in all it was a nightmare. I wish I never tried to change and just stuck with the agent.

William Hodgson you should be wishing you never used an agent in the first place. If you had the 800k baht, you should have used your own money all along. During your first year you transfer the 65k each month, as you suggested. Then it would have been a simple process to swap to the monthly income method on your first yearly extension, and do whatever you want with the original 800k.

William Hodgson You left Thailand without a re-entry permit.. thereby terminating your existing non-o.. however instead of re-entering as a tourist on an exempt stamp.. you should have a applied for a new 90-day non-o visa from the Thai Embassy in Laos.. then you could have re-entered on that visa and avoided issues with your bank.. subsequently applying for the 12-month extension without having to involve an agent.. though this method does of course require you to have proof of funds in place in a bank account somewhere to get the 90-day non-o.. and be in a position to top up your Thai bank account to the level needed in good time to season the funds in readiness for the extension.. but since it would be viewed as your very first extension you could not have used the income method.. and would have needed the 800k (for a retirement extension) visible on your Thai bank account.. mentioning this just in case some readers don't fully understand this process is an option.. and a preferable one if you have evidence of funds 👍

Ally S Inglish I don't have the 800,000. I did have regular deposits exceeding

. They denied me for the non o because my deposits come on the first, so periodically, they come early. Or, they only want the 800,000. I'm not sure since they won't talk to you. Either case, I was screwed.

Here’s how Thai retirement (Non-O) visa renewals generally work — and what your situation with ฿800,000 in the bank now means for your July 2026 renewal:

📌 Key Financial Requirements for Non-O Retirement Visa Renewal

For the one-year extension of stay on a Non-O retirement visa, Thai immigration normally requires one of the following:

✅ ฿800,000 deposit in a Thai bank account

or

✅ Proof of monthly income of at least ฿65,000 or a combination (deposit + income) that totals ฿800,000 per year.

📅 Standard Bank Balance Rules

If you are using the ฿800,000 bank deposit method, the usual conditions are:

1. ฿800,000 must have been in a Thai bank account for at least ~2–3 months before you apply for the renewal.

2. After you get your extension, keep at least ฿800,000 in the account for ~3 months.

3. After that, you can reduce the balance but must not drop below ฿400,000 until ~2 months before your next renewal.

4. Around 2 months before your next renewal, you must top up to ฿800,000 again and hold it for the required period prior to renewal.

Practically, that means over the 12-month period you’ll need a bank statement showing you met those seasoning requirements — otherwise immigration may refuse to renew.

🪫 Common Issues People Run Into

While immigration’s official rule is ~2 months pre-application, some banks (e.g., Bangkok Bank) reportedly have internal policies requiring funds to be in place longer before they will issue the official bank letter immigration wants. This can sometimes feel like a 3-4 month requirement depending on the branch, although this is a bank policy, not published immigration law.

🟡 Your Situation (฿800K now)

Because you already have ฿800,000 in your Thai bank account now, the main question for your July 2026 renewal will be whether:

✔️ You will have held that balance for the required months before you apply for renewal

✔️ You can produce up-to-date bank statements covering the timeline (including the previous year’s activity)

✔️ You meet any additional documentation requirements (updated passport, application forms, etc.)

If you ensure the balance is seasoned for the required period and your statements are correct, you generally should not have trouble renewing based on the deposit method alone.

🧾 Alternatives / Backup Plan

If you’re worried about the banking timing, you can also meet the requirement with proof of a stable monthly income of ฿65,000, or a combination of income + deposit that totals ฿800,000 per year.

🧠 Recommendation

Ahead of your renewal:

🔹 Confirm with your local immigration office what they currently expect for the pre-renewal balance period (some offices interpret the rules more strictly).

🔹 Talk to your bank about obtaining a bank letter of balance timed to your renewal appointment.

🔹 Keep thorough bank statements for the full 12-month period, as immigration will check them.

In short: if you keep ฿800,000 in your Thai bank account as required and can show the required timeline on your statements, you should be able to renew your Non-O retirement visa next year without trouble — provided you meet all other immigration document requirements too.

Yes but you must go to the bank and get 3 months worth of statements tell the bank what you are doing so they give you official for imigratuon

There will always be agents the IO prefers them trouble with having 800 k in the bank it’s in your name only and for your next of kin including your wife it’s a nightmare to close the account and get the money returned it involves Lawyers and a court order I’m talking from experience and that’s why I hold the bare minimum in a bank account the banks must make millions on foreign expats who die in Thailand

Ossie Cassidy for the money in my bank account I have set up a Thai Last Will and got it sealed and stamped on the local Amphur. Yes, it requires a court order and can take up to 6 months, and the court asessor can ask for tea money. But at least this is the viable option to inherit your money to somebody you like

Larry Ryan I didn’t say that but the probate takes forever and a day and it’s very expensive so once you have deducted the cost of litigation those you wanted to leave money to lose out by a large chunk

The answer is yes, maybe because i did it at my office. I think i was lucky and, at the time, I did not understand the rules fully. I think i got away with it because I showed that I met the requirements for my new extension that I got myself with a different bank account to that used by the agents to deposit the lump sum temporarily. My office never asked me to show that I had met the requirements of my previous extension by showing them the bank book from the account the agent used. If you can do the same you might get away with it otherwise the alternatives have already been explained i am sure.

You want to „jump off the hamster wheel“ of the agent?

Well, you did not meet the requirements of keeping 800,000 THB funds for the full last year, because you used an agent to front the funds, and the agent took out the money after you were issued the extension.

Requirements are: not going below 800,000 THB for 3 months after getting issued the 1-year extension, never going under 400,000 THB after, and back to 800,000 THB minimum two months before your next application to the extension.

You could theoretically fulfill the last two requirements, if you placed your own funds into your account in the meantime, but not the requirement number one

This means, if you want to jump off the agent’s hamster wheel, you need to let your extension expire by leaving Thailand without a re-entry permit, or exit Thailand and wait until it is expired, and then apply in the E-Visa online system for a 90-days Non-Imm-O Retirement Visa, and the subsequent 12-months Extension, all by yourself

You might then still use the agent for comfort and ease, only for the service, while you are using your own funds and it will be legal.

It however depends on the Immigration. Some can get very uncomforting if you stop using an agent

Nongnuch Kamdee have you any idea of what an agent will charge, if you already have the bank account with the funds in. & a non o visa 🤔

Nongnuch Kamdee If changing from deposit to monthly, the 800k deposit two months before next extension is not required, just need 400k until the new extension is approved.

Richard Parker if he used an agent, there is no money in the account at all, and he is violating the rules. He technically will be in overstay from the moment on the agent takes the funds out of his account

If you're using an agent now, the only way to move into the 65k monthly transfer method is to leave the country allowing your current extension to lapse, apply for a 90-day non-O visa in another country, come back into Thailand, place 800k in your bank account, wait two months, then apply for a 12-month extension. Once granted start the 65k transfers each month. When you go for your next 12-month extension you can then start using the 65k transfer method. After three months, you can withdraw the 800k and put it to some good use. Then you're set. It's a long process, but it's the only way

Stephen Howell can't he use the 12-months of transfers bank statement for the first year extension application after having returned on a fresh 90-days Non-Imm-O visa ? Why would he need the 800,000 THB deposit in his Thai bank account for the first year, when he can do the financial proof with a 12-months bank statement for a whole year of transfers which he has already collected (or I misunderstood him and he has just started to transfer every month)

Nongnuch Kamdee He possibly could depending on the immigration office. Some are very anal when it comes to the 800k if you've previously used an agent. He would best be advised to check first with his immigration office to ensure they will accept this

Your problem is going to be showing that you met the terms of your current extension of stay unless you had 800k baht in your bank account for 3 months after getting your current extension and never dropping below 400k baht at any point during the extension. If you can't do that it's unlikely that you will be able to apply for the next extension of stay yourself

John, I had to use an Agent this year as I only had 7 months of consistent 65K deposit. The Agent did the 800K deposit. Then I got the bank letter, went to immigration, got my picture taken, and told the IO in Chonburi that I planned to do the income bàsis for next year. She smiled and said ''no problem ". So next year I will have more than 16 months on monthly deposits and have passbook and bank letter to prove it. Yes, after the Agent's money is seasoned and their money is withdrawn, any problem?
Rafael *********
Rafael *********
Phil Corbin the problem actually is, when the agent removes the funds from your account, you are technically going into "overstay" from this very moment on, because you are violating the rules for the upkeep of the deposit. She saying "no problem" you should take with a pinch of salt

Go and talk with your local

Paul Gunn "Talk to an IO agent" - that'd be taking a big risk since you'll be admitting to using an agent rather than following the legal method. They'll have your name and passport info. Not wise to put a spotlight on yourself with immigration.

Info repeated here to transition from agent to legal is that you must apply fresh and do the 800k deposit for the 1st year. 65k monthly (after showing 12mos? of 65k deposits) is a 2nd year option.
