has anyone been able to obtain a retirement visa using 400,000 baht saving and an annual income of 650,000? my embassy will not confirm my income, my bank account will prove i have had the income for several years

i don't have another 400,00 to achieve the magical 800,000

thanks i advance for serious replies, nothing nice to say don't bother. i want to do it legally

I used to do the combination of money in the bank and Embassy letter.

But think from memory.

Your first OA retirement has to be 800,000 in the bank.

After that you can use the combination.

This might be a total miss- but there could be a nugget here. I just did my 1 year marriage renewal and switched to income. Despite all of the noise about requirements for that money- they literally accepted a regular bank statement for a year.

even for the second year they "require" a different report than the standard statement. So if they state a requirement, but don't actually require it in one instance they might do it in other instances. And yes yes different offices blah blah.

OP explicitly states he doesn't want to... I forget the wording, but the implication was "do something illegal" which is what paying an agent to falsify your records is.

For the initial 90 day Non-O visa in your home country that is most likely fine. However for the first extension of stay inside Thailand you have no option but to have a minimum of 800k baht in a Thai bank for 2 full calendar months before applying for that extension. During that first year if you transfer 65k baht each and every month for a full 12 months from overseas prior to applying for your 2nd extension of stay you can use that, and you can spend the 65k as soon as it shows up in your account but you still need to honour the terms of the first extension

Probably a silly question, but could he get a non O-A visa for the first year, open a bank account, deposit 12 months at 65,000 and then leave Thailand, apply for a non-O, return to Thailand and extend it based on the 65,000? Or would he still need to deposit 800k?

how is he going to open a bank account NOW that the Thai Banks require a 12mth lease agreement or proof of ownership of a property in Thailand?

I JUST opened a Thai bank account end of last month with Kasikorn and my 12 mth rental agreement along with a copy of the owner’s Chenote and copy of Title Deeds to the property were needed.

I used Siam Legal to help me with my Non-O Visa and bank account.

He can lease a property when he gets here, with a contract that includes a copy of the owners id card and blue book. That's what I did. No need for lawyers.

I've heard of it being done but I've also heard of it being refused. It's all going to be down to the immigration office in question (and perhaps even the individual immigration officer within that office)

You can use the combination method for your second year, but has to be 800K baht the first year, unless you’ve got a affidavit letter from your embassy.

You have to sent your income notes to your embassy in Bangkok.. then they will investigate and sent back an approval. After that you have to go to Bangkok for a stamp of embassy approval. Then you have to show up .. everything for immigration.
