Can I get a retirement visa in Thailand without having 800,000 Baht in my bank account?

Hi

Just wanted to ask the question is it possible to get a retirement visa

With out the 800000 bht in a bank account

I have an income off 80000 bht per month

from pension and super

I also keep reading that the bank are making it harder to open accounts

Is this an option for me to get the visa

Appreciate any advice

People here won’t like my advice but there are many good agents who can get you a retirement visa easily

Cost is about 30 to 35 k in bhat

They can open a bank account for you

Get you re entry stamp if you want to go out of Thailand for a while

Hundreds or even thousands of expats use this method and have done for a long time

Some will comment it’s illegal what these agents do….

But prostitution is also illegal in Thailand…..duh !

are you aware that a lot around these proceedings has GRAVELY changed since February 2025? Please ask yourself: is your knowledge up to date? The last price quote for what you suggested, came from VCT, it was 55,000 Thai Baht. And a month ago they posted, that they cannot offer this service any more. Your info is outdated and obsolete

Peter Merchant . . You can do EVERYTHING by yourself, you do not need an agent . . . . . You can use your original income documents of your home country over the 80,000 THB you are earning, for the application to a 365-days Non-Imm-O/A Visa, through the e-visa online system in your home country. You will need a police clearance, an international health insurance and a medical check.

There is no need for an embassy issued income affidavit - not for the visa itself.

However for the application to the Extension, you would need the 12-months bank statement. What I am trying to say is – you can start everything on a fully legal route: get a Thai bank account opened as soon as you have entered, on the Non-O/A visa, and start transferring the 65,000 THB every month.

Then just before the one-year stay permit expires, exit Thailand without a re-entry permit. The visa validity will already be expired. By this, you are free to apply for any other visa.

Now you can apply through the e-visa system of the Thai embassy in Australia for the 90-days Non-Imm-O visa, using your original income documents.

Then re-enter on this 90-days Non-Imm-O Retirement Visa, get stamped in for a 90-days stay permit, and up from 30 days before the 90-days stay permit expires, apply for the 1-year Extension with the 12-months statement

But you will have to find out if "your" Immigration allows the use of the 12-months bank statement for your FIRST extension (because AFAIK, not all Immigrations allow it!)

It was easy to deposit the 800,000b in a Thai bank which eliminated The need to buy private medical insurance which gets canceled the moment you start using it, what a waste of money! Once the money is deposited in the bank then you can start adding $65,000 baht or about $2,000 USD a month into the same account. When you've put in 12 deposits, in the second year you can qualify for the income method. Overall much cheaper!

how and when you spend it is irrelevant. What matters is that you have 12 x monthly transfers flagged as FTT on your bank statement of at least 65k.

Perhaps consider obtaining a Non O-A visa, pay the premiums for Thai insurance, then after arriving you open a bank account, deposit funds, and then convert to a Non-O in country when the Non O-A expires.

If you get an agent to do the whole process for you, they will deposit the 800,000K into your bank issue the visa, this takes about 4 to 6 weeks. Then its with drawn. When you have received the Non 0 RETIREMENT VISA as soon as you enter Thailand, immediately start paying 65,000bht into your account every month that first year. After that first year when you renew your 1 year visa immigration will see you have kept up the monthly 65,000bht payments and you will no longer need to deposit 800,000K bht yearly into your bank account. ONESTOP SERVICES at Soi 6 Pattaya are brilliant and his name is Mark. They sorted my Visa, Driving and Bike License. It's about £1,000 but we'll worth it.

I had money in a bank in Vietnam and when I wanted to withdraw it it was difficult as they consider transferring money out as possible money laundering. Is the same in Thailand?

This won't work. When you go to immigration the 2nd year they will want to see a 12 month bank statement, for 2 reasons. First they will be checking that you did the monthly transfers, and 2nd they will be checking that you met the financial requirements for the previous year's extension, which is that you must keep the 800,000 in your bank for 3 months after you received the extension and never let it drop below 400,000 the rest of the year. If the op uses an agent, he clearly will not have met those requirements, and he will be denied the extension altogether for failing to meet those requirements. Some offices even tell the person that they've technically been on overstay from the day their account stopped meeting the mandatory balance their extension required. This is why people get stuck using agents year after year, because they cannot prove they met the previous year's requirements.

Yes! You are correct, Brandon. But sometimes the agent on the second year can overcome this, but as your saying I will have 800,000K in my bank account 3 months before & after as well as depositing 65K each month. I'm doing this as a counter measure just in case the agent can't overcome that problem. Sorry I didn't mention this. So asking you a question, Brandon. If I've deposited the 65K each 4 weeks since my first day in Thailand and have 800,000K in the Thai bank 3 months before and after. On the second year can I just deposit 65K each 4 weeks without the 800,000K in a Thai bank? I just need to be clear on this. Thanks.

Get the OA visa , you don’t need a Thai bank account so can have your money back home in a high interest account.

But you do need Thai health insurance.

Only when you move to the Extension of the Stay Permit, you need 800,000 THB in your Thai bank account, and a tgia-listed Thai private health insurance

Then get a Thai bank account opened ASAP after he entered, and start transferring the 65,000 THB every month. Before the 365-days stay permit expires, he must leave Thailand, fly back to Australia and apply for the 90-days Non-Imm-O retirement visa. Then re-enter, and use the 12-months accumulated transfers for the application to the 1-year extension. No agent needed, a fully legal route, no 800,000 THB in the bank needed

If you want to be legitimate and avoid agents that operate under the counter get yourself a Non-OA visa. It does require police check, insurance, etc but does give you time to open a bank account and build income history. You can get almost 2 years out of this visa before you need to apply for an extension if you do a border bounce just before it expires

I walked into a visa agency and enquired about a retirement visa & the savings situation they told me that's not a problem cost wat just over 1000 uk pounds best bet just go there & visit various visa agencies

The short answer is yes. the visa you are referring to is the Non O visa. There is also a Non O-A visa. Dont start your search on Facebook. First educate yourself by going to the Thai Embassy and Thai Consulate websites.

To be clear. I tried to extend my O-A Visa at Bangkok Immigration but was denied because i did not have the 800,000 baht in a Thai bank. I showed the Immigration Officer the regulations for the O-A vs. the O and she said she knows that is what the website says however the rules have changed for extending the O-A Visa and now I will need the 800,000 in a Thai bank. But she said if I go out of the country and come back in I will automatically get stamped in for another year on my Visa. I happened to be going home for a wedding so the timing worked perfect for me. At the airport the first Immigration official did not understand what I was asking for but he called a supervisor who understood and stamped me in with a smile and said welcome back

the rules for a Non-O/A visa have never changed, what changed 6 years ago was the amount of coverage needed for the health insurance. You can get almost 2 years out of a 365-days Non-Imm-O/A visa. However if at the end of the last stamped stay permit, you want to switch to the 1-year Extension of Stay Permit, you need a minimum of 800,000 THB in your Thai bank account, seasoned for 2 months on the day you apply, and you will need a tgia-listen Thai private health insurance. The only way to avoid it, is going back to your home country and apply for a 365-days Non-Imm-O/A visa, again

1st year of "ext of stay for 365 days for purpose of retirement", must have 800,000 in bank. Must be banked 2 months before the 1 year visa starts. That is why one gets a 90 day non-o first. You must be getting minimum 65 thousand Thai baht every month about same time each month. Not exactly sure, but I think it must be from international source. Just went through the procedure early this year.

can you have a combination of both if your annual income is insufficient to meet the threshold? I believe the income amount is around UDD$2,500 a month,? If you take into account exchange rate differences between the USD and the AUD, it is difficult to reach that amount as a retiree in Australia for example. So, I was wondering,if I could have a combination of my monthly income and a somewhat reduced deposit amount to make up the difference?

Not for the first year, no. Immigration in Thailand will only accept 2 things for your first annual extension, and that's embassy certified income (Australian embassy does not do this) or 800,000 in a Thai bank account. Since you cannot meet the 800,000 requirement your only other option is using an agent. But now agents cannot help you if you arrive as a tourist, so you need to get the non-O visa before you travel to Thailand. And that also means you'll have to continue using an agent since you can't prove you met the financial requirements in the previous year.

I have seen people say you can have a combination which I was considering. But other people say is up to the immigration officer you are and it's not so easily accepted. My only real concern about staying in Thailand is how what are supposedly set rules can be interpreted and enforced by any individual immigration officer or bank manager etc. It just makes me nervous to do everything as required in one office that can then be rejected in another. Just part of staying here.
