Can I draft a letter for myself on the DTV Visa while running a one-person company in the US?

On the new DTV Visa, if you own a company of one in the United States, can you write a letter for yourself?.... I sell real estate and will be looking at some real estate stuff over there.

TLDR : Answer Summary
The DTV Visa does not permit holders to engage in real estate or business activities within Thailand. While you may own a company overseas, drafting a letter for oneself or working in Thai real estate is not allowed without a proper work permit. Any income from business operations in Thailand is prohibited; income should come from outside the country.

as long as the rentals are outside Thailand that's compatible with DTV.

You are doing a job in Thailand which is explicitly forbidden. For this you need a proper work permit. Competitors won't hesitate to check on you and denounce you. Many foreign realtors in Thailand with the proper paperwork so your risk is high!

FYI: Foreigners can only own designated condos. Land ownership is reserved for Thais.

two things to note though, one is the thai government is considering to up the foreign percent allowed to 70 and also a recent change to land is that a foreigner can now buy land if they have first invested 40 million Baht in to Thailand and they can then buy 1 rai for a personnel home, also to be aware of is that they are cracking down on foreigners that start a business here only to buy condos and land in a company name

are you positive that ever hit the royal gazette? I recall that being a proposal but nothing more. I think there’s a BOI program where a BOI company can own land, but for commercial use.

that was over 2 years ago. That is dead. The current government does not want foreigners to own land.

You can upload your company registration in your name. That does the trick.

You said you own a US registered company. Then you should have some official document proving that. That plus proof of at least 500k THB in saving should get you the DTV visa.

Most Thai consulates won’t allow more than 3 months in advance. Need to check with the consulate in your jurisdiction.

just enroll in Muaythai course or cooking school. It will be much easier than drafting a letter for yourself
