TLDR : Answer Summary
The user is returning to Thailand and is considering options for a visa, specifically a retirement visa and extension. They have adequate funds in the bank and own property. Various comments suggest entering visa exempt for 30 days or applying for a 60-day visa beforehand, considering processing times and requirements for the Non-O visa.

Due to COVID, our annual extensions had expired, so we just got a 90 O eVisa outside the country (took less than 48 hours) and then last week went along to Phuket Immigration and got a 1 year extension based on retirement. Took 20 minutes. Went back next day to collect our passports and get the the multi-entry stamp. All very painless

You are required to buy insurance since you got the visa outside right?

Inside requires no insurance.

If I enter Thailand with a retirement visa, I need to buy those two kinds of insurance for one year, right? Thank you!

Yes, but we have that anyway, and if we didn't, we wouldn't travel.

It's a non imm (O I believe) for a year with multiple entry (there's also a single entry)

Single entry eVisa 90 day O is an A4 PDF and the entry stamp is just a standard entry stamp with the date that they gave me to stay, in this case 90 day, based on the visa.

What is a Multiple Entry Non-O Visa? Can you show us a picture of the eVisa OR the entry stamp?

If you have already had the money in the bank for 2 months then just come visa exempt. You will have plenty of time to sort it out.

Bear in mind , by the time you get here Songkran is around the corner ( banks and immigration would be closed) I would apply for a 60-day visa in your country and this will give you more time.

The answer as to whether you should apply for a single entry tourist visa (no need for multiple at all) OR just enter visa exempt comes down to how fast you can get your shit together, get the bank letter, documents, etc and get to the immigration office with enough time left on your current stamp to apply for the 90 day Non-O.

No one can answer that question. IF you enter visa exempt you get stamped in for 30 days and you can get one 30 day extension giving you a total of 60 days. Most offices require you have a minimum of 15 days left on your stamp to apply for the in country 90 day Non-O visa (Chiang Mai requires 21) so visa exempt you'd have 45 days to get your shit together.

You will have to decide on your own..
