I would like to ask for some information regarding the Thailand DTV visa and Thailand Elite Visa.

If a DTV visa holder buys a condo in Thailand and rents it out, is it legal to earn rental income from that property?

If not, can a Thailand Elite Visa holder legally do this and use it to build a financial/business profile in Thailand?

I am just looking for correct legal information and personal experiences from people who know about this.

Thank you.
Answer summary
DTV visa holders can legally earn rental income by purchasing condos in Thailand, but they must pay Thai tax on that income. Similarly, holders of a Thailand Elite Visa can also engage in rental activities as it is classified as an investment, not work. Users in the comments suggest using a proper agency for property management to avoid complications, and emphasize the importance of understanding the current real estate market dynamics in Thailand.

I can tell you this is a former owner in Bangkok and other cities here that you are not going to get the profit margins you want unless you think well over 500,000 US Dollars into it.

Literally many of the people here will rack up almost a million dollars in debt just to make a couple thousand extra dollars a month.. the market is not doing well right now and if you're buying you're going to be buying it at a downtrend

You'll have 3 million unsold units by the end of this year

And largely speculatively priced as well. They were sticking crazy numbers on things because the Chinese were buying them without even seeing them in person and that came to an end so now they have all these things with crazy prices that aren't really worth the money.

One of the ones that I think is hilarious is in TL which is 76 square meters for 26 million baht.

We bought recently and that's only because I don't plan on ever selling it and I don't need to sell it and I don't need the revenue.

Buying if you're going to die in it is a good idea, but buying it if you're trying to make money on it is a bad idea.. I probably shouldn't tell you this because we own a share in a real estate firm but I think everybody should know the truth.

(I would go into more detail but I have a broken hand and voice text makes me sound like a moron that can't use punctuation..

but look at your bonds mutual funds and venture Capital assets and look at the percentages and compare.. vanguard for me.. more than double of the past couple years what any of these condos can even get on their best day. )

Good luck I know it's a kind of a tough decision.

It's not the most interesting investment you can make, but there should not be legal issue. Foreigners can own and rent apartment in condos (as long as they don't work without the proper visa). You live there or not does not change that you have to declare

(twice per year) and pay income tax on the rent. From my POV, you should get around 4 to 5%.

You can get much better by investing on IBKR on some REITS (VICI, O ...). Note that Thailand has a remittance based tax system, you're only taxed on money made locally (salary, rent ...) and foreign source income remitted in the country. Investing on foreign companies is less worries, simpler, and you can plan tax more efficiently.

Don't do it mate, you will lose less putting your money in some meme coin than on condos in Thailand

Yes it's legal, on any visa or no visa. But you will be liable for Thai tax on the rental income.

Renting out a property isn't work. It's just an investment. It only becomes work if you are the one actively managing the property, fixing things there, dealing directly with the tenants, etc. Just use an agency to do all of that stuff and then it shouldn't be an issue.
