Can I switch to a DTV visa under the Workcation category using rental income from Japan?

Hello everyone😊

I’m currently living in Chiang Mai on a Non-O (Guardian) visa and am considering switching to a DTV visa.

I manage rental property in Japan and receive monthly rental income.

I can provide:

• Lease agreements

• Bank statements showing rental payments

• Japanese tax returns

I would prefer to apply under the Workcation category.

However, one visa agent suggested that rental income might be more difficult to present under the Workcation category and recommended the Soft Power category instead.

Has anyone here successfully obtained a DTV under the Workcation category using rental income from real estate?

If so, which agent did you use, and would you recommend them?

Any experiences or recommendations would be greatly appreciated.
