TLDR : Answer Summary
Upon arriving in Thailand with a long stay O-A visa, ensure you receive a one-year stamp in your passport at the immigration checkpoint. If staying in a private residence, your landlord must register your address with the local Immigration office within 24 hours, providing you with a TM 30 form, which must be correctly completed to avoid fines. Additionally, remember to report your stay every 90 days at the local Immigration office.

And I believe that the O/P got most of the information they need from
@Rob***
's accurate post. I think we're done here.

Good Luck to the O/P, enjoy your retirement (make sure you're stamped in for a year when you get here) ;)

If you stay in a private house, your landlord must register your address at your local Immigration office WITHIN 24 hours after arriving.

easy with the broad brush there

too :O

Not every immigration office cares about the TM.30

Bangkok doesn't care in the least if you or your land lord ever file a TM.30.

I also heard there are some offices up in Isaan that don't care about it either. ;)

MAKE SURE when you rent a house or apartment that the landlord gives you a TM 30 with all the official stamps etc. If it isnt complete you are going to be out 1600 baht and have a truckload of aggravation getting said form.

@Rob***
Evidently IF you are in Phuket and your land lord doesn't want to go file the form, you need to have a signed power of attorney form WITH that 10 baht tax stamp affixed to it, along with copies of their i/d, the house book listing and the TM.30 form

With a visit to the files section on this Facebook page it is just having a good printer to get said form. No truckload of aggravation needed.

You get a 1 year Admitted to Stay stamp in your passport at Immigration Checkpoint on arrival. Please check if the stamp is indeed 1 year. If you stay in a private house, your landlord register your address at your local Immigration office 24 hours after arriving. After 90 days you visit the local Immigration to report that you're 90 days inside the country, and they will tell you when to do again. In the mean time enjoy your retirement.
