What should I consider for my upcoming move to Hua Hin, Thailand regarding accommodation, scooter rentals, and water sports?

I’m super excited because I'll finally be heading to Thailand in about 1.5 months on the DTV!
My plan is to start in Hua Hin / Khao Takiab to get settled, do my local motorbike driver's license at the DLT, and work remotely. Later on, I want to explore windsurfing/kitesurfing locally and pop over to Koh Tao for a diving course. 🪸
I’d love to tap into your experience for a few quick recommendations:
1. Condos (Khao Takiab / Hua Hin): Any specific condo recommendations for a 1–3 month stay? Apart from AC and solid private Wi-Fi I don't have high standards. What’s a realistic monthly budget right now?
2. Scooter & Driver's License: Recommendations for a reliable monthly scooter rental? Also, if anyone recently got their Thai driver’s license at the Hua Hin DLT, any tips on the timeline or process would be awesome!
3. Admin / TM30: How easy is it to find landlords in the area who properly file the TM30 (needed for the residence certificate)? Is government rate electricity standard, or do most places mark it up?
4. Water Sports: Any shoutouts for good kite- or windsurfing schools around Khao Takiab or Pranburi for beginners?

Have you sorted out your health coverage? It is very important to protect yourself from accidents and illnesses. I can answer any questions you might have....and congrats. I moved abroud 9 years ago and love it.

See if you can download the DLT app and check Hua Hin for new drivers license appointments. They can be more than a month out a lot of the time. Might want to try making the appointment before you arrive to plan ahead.
