Hi

We are moving out on Saturday this week on a Non O marriage visa.

I need to obviously open a bank account in Hua Hin my question is we are staying in a hotel for a week before we find a short term rental for 4 months.

We are having a house built but it's not ready until December.

My question is can I get a residency certificate from a TM 30 from my hotel stay. So I can open a bank account asap.

Thanks
Answer summary
The user is seeking guidance on whether they can obtain a residency certificate based on their stay in a hotel under a Non-O marriage visa in Hua Hin, in order to open a bank account. Community feedback emphasizes the importance of being properly registered as per the TM30 system at the hotel and suggests checking with local immigration about the certificate. Various bank requirements are mentioned and recommendations for suitable banks are provided, highlighting the variability of staff experiences in banks regarding account openings.

You can also own the land if you become a Thai citizen. Apply after 5 years not that hard to do

Thai bank account opening MINIMUM pre-requisites:

*** have a Longterm visa, like a 90-days Non-Imm-O visa type, an LTR or Non-O/A

*** you need to be properly registered per TM30 Online System at your accommodation.

It is a big question if Immigration is willing to issue a certificate of residence on a TM30 from a hotel. This is solely Immigration specific , so in Hua Hin you need to ask them asap!

*** visit Immigration and ask for the “certificate of residence”. Immigration in this document will ask the bank explicitly to open a bank account for the applicant.

*** have a Thai mobile number and the SIM-card registered to your name and passport number, show the receipt from the phone shop.

*** your passport as a valid document of identification.

Some banks will ask you for a second piece of valid identification, like your home country driver’s license.

*** a work permit (only if applicable – it is NOT a mandatory requirement!)

Here a list of NOT commonly needed requirements, but that can get asked from over-zealous bank staff:

*** They might tell you that you have to be married to a Thai wife if you want to get a bank account opened.

*** a rental contract - actually irrelevant- but it is okay if you got one, or if you got a blue housebook indicating ownership of a condo.

*** a third (!) piece of identification (check above)

*** a mandatory life-insurance or accident insurance the bank offers you for yearly 5000 Baht (they love to earn a sidekick)

*** your foreign Tax-number or Social Security number (which would be okay so far, why not)

Try several branches of different banks, you should find one that opens an account for you under the minimal requirements. Sometimes it takes a day or two of running around until you find a bank willing to help you.

I don’t recommend Bangkok Bank. Better get a Kasikorn or Siam Commercial Bank account. Other good banks are Khrungthai and Krungsri

In case you consistently meet bank staff who resist and pull out of their noses random requirements, use the service of an agent. In Pattaya for example, you can get a Thai bank account opened within 2 days for 5000 THB. In Hua Hin I would check around, there is an agent by the name of "Anne"

Certificate of residency should be fine with the hotel tm30, or just register at your wife's family house and get her to take copies of the house book to immigration. Enjoy buying your wife a new house that you will never own.

Kevin Dunne You can own a house just fine. Just not the land on which it is build.

Greg Alexander No, he can't refuse you to cross the land. Because if you OWN the house: you most certainly LEASED the land or have an other option to use it, like usu fruct, or basic land rights that allow you to walk on it.

Stop playing dumb.

Stop arguing about stuff you have no clue about.
Angelo ***********
Angelo ***********
Greg Alexander You own what is registerd in the land officed as owned by you.

Again: you can own a house just fine. No one is leasing a house. AFAIK: it is not possible to lease a house. You can only lease land.

Stop this nonsense argument.
Greg ***********
Greg ***********
Jørgen Skjødt you are contradicting yourself! Since you cannot own the land the house is sitting on, the house itself can never be "completely" yours. The owner of the land can prohibit the right-of-way across the land to reach "your" house.
Greg ***********
Greg ***********
Angelo Schneider no, you cannot "own" a house. The owner of the land can refuse the right of way across his land at any time. Then you cannot access what you call "my house". A loaf of bread is smarter than you

Angelo Schneider you have no idea about the law. You are an official idiot

Greg ***********
Angelo Schneider You are wrong from the beginning to the end of your false assumptions.

You can only lease A HOUSE legally for 30 years.

You can legally lease land only for 30 years. Any mutual or written contract that says you can lease another 30 years is ILLEGAL!

A usufruct ON A LAND TITLE can give you a life-long right to live in the house that’s standing on the land.

FACT:

YOU NEVER REALLY OWN THE HOUSE ON THAT PIECE OF LAND.

What’s your USUFRUCT worth, if you divorce after a hated quarrel? She would know how to make your life like hell.

A usufruct is just an invitation to get rid of you, because you will be standing in somebody's way.

I don’t care if you have a different opinion. Your assumptions do not follow the EXISTING law. You are IGNORING all basics. I think your LOW educations and your LOW IQ is playing a large part in the rubbish you are spouting.
Angelo ***********
Angelo ***********
Greg Alexander """ but what is your position if you divorce after a hated quarrel?""" Stupid question. You still have the usufruct, and still OWN the house.

That is the farking reason the legal idea of a usufruct got put into laws thousands of years ago!

To have charnot/bill of rights, registered at the land office, that are independent of ownership and marriage.
Angelo ***********
Angelo ***********
Greg Alexander You are officially an idiot.

You can not LEASE a HOUSE.

You can only LEASE LAND.

You can OWN a HOUSE.

You can NOT OWN LAND.

Farking big difference.

You LEASE the LAND and build a HOUSE on it which you OWN.

OR you acquire an USUFRUCT on the land and OWN the HOUSE on it.

OR ... half a dozen more options: to OWN a HOUSE.

Stupid morons giving stupid law advices to Farangs, but having no farking clue about the law.

Just leave other people alone with your WRONG ideas.
Angelo ***********

Greg Alexander HOUSE, learn to read. You can OWN a HOUSE just fine.

Jørgen Skjødt no you can't. You can only lease it legally for 30 years. A usufruct can give you a life-long right to live in the house, but what is your position if you divorce after a hated quarrel? You've heard of usufruct right? The house will go to their children after he passes, nothing wrong with that.
