What are the balance maintenance requirements for the Thai retirement visa 800k?

For Thai retirement Visa 800k requirement, Do you have to maintain the 800k balance 2 or 3 months before applying?

There is no need for seasoning on initial non-o application in almost all offices.

*There is only 1 office (I know of) Jomtien that requires 2 mths prior to initial application *

You need 2 mths seasoning before 1yr extension and 3 mths after approval.

yes so 2 months before you apply... you need to be back from 400k minimum up to 800k to qualify.. it trips some people up who think they can go down to 400k for the entire remainder of the year. just making sure our combined message is clear.

careful what you say there. rest of the year? the renewal the following year also needs 2 months of 800k. otherwise your advice would fail if they wanted to renew.

well considering each time you apply is a new application (as opposed to a renewal) you obviously have to meet all the financial criteria each year.

I believe its 3 months prior to 1st VISA application and 2 months prior to subsequent Renewal extensions.

Just a follow up, When to apply for retirement? I am on a visa-exempt and my stamp expires on May 19 and will do 30 extensions tomorrow.

i apologize as i dont see or remember where you plan on applying.

In most offices you will need 21 days (15 working days) minimum left on your stamp to apply.

Again check with the local office.

My advice get the stamp and get applied, if you have the money already in an account in Thailand.

This will give you time if something needs to be fixed.

you're welcome. Good luck. Just bear in mind mate when dealing with any government agencies here, even with 2 same in one city, for instance, tessabans, to get the same answer from the 2 is about as rare as rocking horse shit.

"in almost all offices", that's got the potentially to bite someone on the arse when applying mate. I fairly sure the rules are as I said. However, as we all know things are not consistent throughout any government agency. Another example is the application for yellow book, what an absolute pain in the hoop.

It's 2 months prior for the 1 year extention of stay at all Immigration Offices. For the Non Imm O VISA there is no seasoning requirement apart from, as Chris Nadon says, Jomtiem Immigration Office.
