Hi all, I’m looking for a bit of advice 🙏🏻 I’ve just arrived here recently on an tourist Evisa, my intention is to apply for a non immigrant O visa . I looked into agent fees & thought them to be touch high.

I’m happy to try & fo it myself if possible.

Do I just go to immigration in Jontiem & explain & let them tell me what to do?

Naturally I’ve no bank account here but have a rental contract, Thai phone number etc.

I’ve no problem meeting the monthly 65k I believe 😇 that you need transfered in rather than the lump sum ( if possible).

It’s understanding g the process here that seems a bit confusing ( for me).

Experienced help would be greatly appreciated 🙏🏻

TLDR : Answer Summary
The user is seeking advice on transitioning from a tourist Evisa to a Non-Immigrant O visa in Thailand. Comments suggest that, for the initial application, they will need to secure a bank account that can handle the required 800,000 THB deposit for the first year. It's advised to do this by either obtaining a Non-O visa from a nearby country before returning to Thailand or potentially by using an agent to assist with the process. There are different methods for proving financial stability, including monthly income or lump sum deposits, but the first-year requirements prioritize the latter. Users also emphasize the importance of understanding local bank regulations for foreigners and the procedures involved.

Go to immigration and save the fee it cost at the agent then, we are Manny doing it that way.

that won't get him anywhere as he can't use his income for the financial proof, and he can't get a Thai bank account opened on a tourist visa (except with some agent's help for a lot of money)

You would make your life easier by exiting to a nearby country and applying for a 90 day Non-O visa there using funds in your home bank. Once you have the visa return to Thailand, go to immigration and get a residence certificate, then go to a bank and open an account. Transfer in a minimum of 800k baht as soon as you can as it needs to be in place for 2 full calendar months before applying for the 12 months extension of stay. Much better doing it yourself than using an agent that can lead to issues down the line

You said "Much better doing it yourself than using an agent that can lead to issues down the line".

I can spell out what the issues will be if someone had used an agency. The agency would get you a fully legal 1 year extension Non -O visa.

The caveat is : agency would make your TM30 at the adrress you would not even know where it is. The Visa would be legally issued and stamped in your passport from some Immigration office in a far flung province. All OK.

It is legal, I enterend Thai on it 29. October 2025. on Non-O visa 1 year from an agency that charged me 34,000 THB.

Then, renewal. Your address (TM30) may well be different now if you have it at all (if you had used an agency and live elsewhere, not in a province/address you may hardly know where it is), Immigration would refuse to extend your 1 year stay until you sort it out.

Now, that I have everything sorted out, Yellow Book, Thai ID, Thai Driving Licence, TM30 for my home that I own in Bangkok, a new bank account that I opened with Kasikorn bank, I might even use that agency to do the leg work upon the renewal of my 1 year extension stay in Thai. It would not be THAT expensive.

"I might even use that agency to do the leg work upon the renewal of my 1 year extension stay in Thai. It would not be THAT expensive." . . . . . . . yes, the agent fee for an application for the next 1-year Extension of the Stay Permit should be around 12-14,000 THB, when using your own funds. You could however, easily do it by yourself and save 10-12,000 THB

Whaaaat did you say? Sorry!

“I enterend Thai on it 29. October 2025. on Non-O visa 1 year from an agency that charged me 34,000 THB”

It is IMPOSSIBLE that you entered Thailand on a “1-year Non-Imm-O Visa”

Embassies worldwide have discontinued issuing 1-year Non-Imm-O Retirement Visa by October 2023, and by January 2024, the Savannakhet Consulate was the last one to stop issuing it.

Since then, every Non-Imm-O Visa is only good for 90 days.

It is IMPOSSIBLE any agent got a “1-year Non-O Visa” for you

some of what you wrote doesn’t make much sense, and you seemingly haven’t understood the difference between a visa and a stay permit

keep learning 🙂

I am sitting in my Bangkok home , entered on that Non-O 1 year extension, 29. October, posting now from there.

😎 a one-year extension is NOT a one -year Non-O visa . . . your wording is wrong

There are, however, a few points that remain unclear. It is not possible that you were granted a one-year Non-O visa. Either you entered Thailand on a 90-day Non-O visa and subsequently had an agent arrange a one-year extension of stay, or the agent first obtained the Non-O visa and then secured the one-year extension of stay on your behalf. In any case, if you have not deposited 800,000 baht in a Thai bank account and the funds still remains in your personal account , you are not merely able to have the agent process your next extension — you are required to do so. This is because, under such circumstances, your stay in Thailand would not be considered lawful, and no immigration office would issue an extension of stay directly in such a situation. Unless you have obtained an income verification letter from your embassy in Bangkok, no agent can legally bypass the formal regulations governing residence in Thailand — regardless of how many immigration stamps you may have in your passport.

*** on a British passport your only option is the 800,000 THB deposit in a Thai bank account in your sole name, at least in the first year of the “1-year extension of stay permit based on retirement”.

And then start right away at sending yourself a minimum of 65,000 THB onto this account, coded as coming from abroad, because if you want to apply for the second year “1-year Extension of the Stay Permit” with the “monthly income” method, you need the bank issue a statement that you have amassed 12 months of consecutive 65,000 THB transfers

*** your problem nowadays is, on a tourist visa or visa-exempt, you can’t easily get a bank account opened any more

***some agents have made a deal with bank staff and Immigration, but most of them will demand up from 60,000 THB for the “full package” service (bank account, 90-days Non-O Visa and 12-months Extension of Stay)

*** you could have avoided this only by arriving on a 90-days Non-Imm-O Retirement Visa which you have obtained outside of Thailand. On this visa, you can get a Thai bank account opened and transfer the required 800,000 THB onto it

In rare cases bank staff is just incapable, leaving you as the only option of paying an agent to do it, their service fee usually is 5000 Thai Baht (at least in Pattaya)

"And then start right away at sending yourself a minimum of 65,000 THB onto this account"

That will cost 500 THB per transaction, 6,000 THB a year,

I am a little confused as you asked for advise from this forum 2 months ago about what you need to do before coming to thailand, main thread was to apply for a non O over 50 retirement visa in your home country before you arrived to make it easier to open account etc. etc. ???
Raymond *********
For the first year extension, the monthly 65k is an option only with à written confirmation of your revenues from your embassy. Most of them don't do it anymore. 800k will be your only option the first year

Depends on your passport nationality. If you also hold a Swiss passport, since you’ve stated that you live there, you can most likely obtain an income certification from the Swiss Embassy in Bangkok for your monthly income and apply based on that option.

Otherwise, if you plan to use income and a bank account outside of Thailand, you’ll need to apply through an embassy or consulate outside Thailand — unless you use a visa agent, which tends to be quite expensive these days.

Jomtien also also has a special rule that requires the 800,000 baht have been in your account for two months before you apply, if you choose to apply based on this option.

Okay, the easiest option for you is probably — and the one I would personally choose — to take a short trip to an embassy or consulate in the area. I have an acquaintance who recently applied for and received a Non-O visa within a few days in Vientiane, and with that option, you can apply based on income or funds in any bank, and later open a bank account in Thailand. But there’s no legal way around the 800K baht for your first extension of stay until you might switch to the income method for the second year.

been there done that. Lol. I opened my bank account on exempt entry with a bit of creative arguing. I didn't have a second ID. . So offered my bus pass and showed them it said "Cornwall council" and they accepted it. I know better now! Don't do as I do. 🤦

Yet people gave you advice when you asked the question in October. Plus I see you answered some of the replies so I I can’t be ignorance.
Stuart *********
For the initial Non O and the first year extension the 65k per month method won’t work. That will only work for the second and subsequent years. You’ll need a lump sum of 800K and I believe Jomtien require it to be shown as coming from overseas rather than a local transfer.

Getting the bank account will be the issue and almost certainly require an agents help to do so.
John **********
@Stuart ********
I've a feeling Jomtien also want to see seasoned funds even for the initial 90 day Non-O
Stuart *********
Yes. I believe you’re correct on that one. Only office in the country that requires that. I forgot.
