Hello, need to renew my retirement visa end of November 2025 and I have 2 questions. I will apply in Pattay for renewal.
1. Financial part: For my current visa I opted for deposit option of 800000 baht in KB and left that amount untouched. Can I use that same money for my renewal now so I do not need bringing in another 800000?
2. Residence: For my current current I used the address and deed of my condo which I still have but I do not live there anymore and rent it out. I am staying with my Thai partner in a private house so I do not have a rental contract. Will this prevent renewal? Do I have to reside in condo? Thank you for reading this and any ideas.

TLDR : Answer Summary
The user is concerned about renewing their retirement visa in Pattaya, specifically regarding financial requirements and address stability. They want to know if they can use their existing deposit of 800,000 baht for the renewal and if living with their Thai partner affects the renewal process since they do not reside in their registered condo anymore.

The only important thing you need to do at immigration is submitting a TM30 using the address where you're staying now. Other than that, it's imo a walk in the park.
Bring your partner along for the address. I’ve always done that and never had any issues. And I bet 90% of all expats do the same. If not, just have a (hand written) letter with a copy of the Thai id and tabien ban. That must be enough.
Did you ever get a TM30 at your girlfriend's home like you are required to do within 24 hours of moving residence? Is it in the same jurisdiction as your condo?
Bit tricky about the address. You can risk using the Condo address and not say it is rented out (better if you have a yellow book). Another option would be a letter from your partner stating you live in the house with her. I did this for a number of years living in my wife's house.
